Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed. If all comments have been addressed and the following
information submitted by Tuesday January 16, 2007, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission (P&Z)meeting scheduled for February 1,2007 at 7:00 p.m. in the

Response to Staff Review Comments No 1.
Project—Cambridge Lofts(CUP)—06-00500279
Attached please find 12 revised copies of site plan, response to staff review comments No. 1 and
the metes and bounds description for the property.
Planning:
1. The number of stories will be determined once the actual number of units is determined.
Since there is no height limit on the garage structure itself,the height will be a function of
its location on the property. It will either be at the rear of the property or as far from the
single family lots as possible to achieve the needed height. Building setbacks and fire
department requirements as they relate to height will be met.
2. There will be 250 to 300 units in a 4-story structure. The 9,000 S.F. retail is located at
the corner of the street intersection with residential units above.

4. Not determined yet. Will be determined when detailed engineering is complete with full
site plan submittal
5. The approximate 100-year floodplain is shown. Detailed location will be done as part of
the complete site plan submittal.
6. The application did not call for a metes and bounds description. The corner property is
already platted. A boundary description will be submitted as soon as possible on the
remainder.
7. There will be a pedestrian connection from the street system to the west of this
development(Richards or Manuel). That exact location will be determined with the
detailed engineering plans. There is a big elevation difference between Richards Street
and this property and there will be a retaining wall along the rear property line.
8. Building setbacks will be those of the WPC district; 15' rear and side street with height
restrictions taken into account where required.
9. Done
10. Not available at this time. Will be submitted fro Design review Board.
11. I need clarification please. Site plan shows where a bus stop will be and that there will be
a plaza with landscape features. These details will be developed if the use permit is
approved.
12. ROW dedication should not be required on the 6.263 corner since it is platted. As per
Section 212.904, of the Local Government Code, we believe that the request for ROW
dedication for Manuel and Dartmouth is not roughly proportional to the 2.424 acre tract
being developed. We request the City's determination of proportionality and the City's
procedures for appeal as per Section 212.904 (b). If it is determined that Manuel is
required to be extended it should be a 60 ROW and not 80.
13. We will explore the possibility of releasing un-detained if downstream system has
capacity. We will detain underground if there is not sufficient room above ground.
Overall plan for detention will be determined when detailed engineering design is done as
part of the complete site plan submittal to the DRB. /
All Electrical comments will be addressed as part of a complete site plan submittal.

Jane-I left you a voice mail yesterday concerning the Cambridge property.Adrian is having a hard time getting the meets
and bounds to close. It appears that the same metes and bounds was turned in as the first time.Adrian also needs a
survey map with the calls on it.I think the cords are missing on the first one you gave us. I don't see this holding us up as
far as moving forward to the Planning and Zoning Commission,however this will need to be resolved before we can move
forward to City Council. Please contact myself or Adrian as soon as possible so we can get this rectified.

1. Realizing that the parking garage design and location is not set in stone from the
response from the first round of review comments,the parking garage still needs
to be identified on the concept plan. It would be helpful to have a legend on the
concept plan identifying each use with a different shade or hatching for the
residential, retail, parking garage, etc. NOTED
