Box 9960 College Station, Texas 77842 Phone 979.764.3570/ Fax 979.764.3496 CITY OF COLLEGE STATION MEMORANDUM June 25, 2007 TO: Sydnee Freeman, GHA Architects, via sfreemanqha-architects.com FROM: Jason Schubert, Staff Planner SUBJECT: 1063 TEXAS AVE - CHILI'S (NRA) — Building Elevations Staff reviewed the above-mentioned building elevations as requested. The following items are a list of staff review comments detailing items that need to be addressed: 1. Provide an additional architectural relief element for rear section of the Right Elevation. Acceptable elements are listed in the Unified Development Ordinance (UDO) Section 7.9.B.2. 2. Provide an additional architectural relief element for rear section of the Left Elevation. 3. Provide the stone accent base for each column of the To Go canopy on the Left Elevation. 4. Provide two different types of architectural relief elements on the Rear Elevation. 5. Provide a table that includes the percentage of materials and colors on each façade as per UDO Section 7.9.6.3.c., adhering to material and color minimums and maximums. 6. No more than 15% of colors used on any façade may consist of accent colors, those not on the City of College Station Color Palette. It appears that all of the colors except for Rainstorm, SW 6230 (PT 6) and Sturdy Brown, SW 6097 (PT 9) would be considered accent colors. Please revise. 7. Mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150 feet of the perimeter boundary of the subject lot, measured from a point five (5')feet above grade. 8. Please place a note on the elevations that signs are permitted separately. FYI, the sign ordinance is in UDO Section 7.4 and states that attached (wall) signs may not extend more than one foot from the building. The Chili depicted on the Front and Left Elevations would be considered signage. The following items are a list of staff review comments detailing items that need to be addressed: 1. Provide an additional architectural relief element for rear section of the Right Elevation. An architectural relief element is being added to the façade so it must come into compliance along the entire length. FYI, the Left Elevation has 60' sections (not 45' like the Right Elevation) and is in compliance with what is being added while the Rear Elevation is not changing so no elements are required. 2. Please revise the General Note that says signage will be provided by a vendor to at least state that the "signs are permitted separately."
