The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised site plan One (1) landscaping plan One (1) 11x17 grading and erosion control plan Easement Dedication Sheet and required documents (please allow 4 weeks to process). Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Page 1 of 4 STAFF REVIEW COMMENTS NO. 1 Project: WOLF PEN PLAZA LOT-2 (SP)— 07-00500149 PLANNING 1. Please provide the owners name, address and telephone number in the title block. 2. Sidewalks are required along Holleman Drive. Please submit the required $600 public infrastructure inspection fee. 3. Please provide dimensions for parking spaces, drive aisles, etc. 4. Please provide the square footages of all parking islands. 5. The driveway shown accessing Holleman Drive does not meet minimum requirements and is not approved. 6. A cross-access easement must be provided (on the subject property) to allow for shared circulation with the adjacent tract to the west at such time that it redevelops. 7. Please provide ownership and zoning information for all adjacent properties on the site plan 8. FYI, a maximum of 25% of the retail center can be used for intense uses, such as restaurants, coffee houses, etc., without additional parking being required. 9. Please provide and dimension all setbacks on the site plan. 10. Please show fire lane on site plan. 11. Please provide location of proposed and existing fire hydrants. 12. Will the building be sprinklered? If so, please show location of Fire Department Connection (FDC) - must be within 150' of the fire hydrant. 13. Please provide all volume/page numbers for easements and abandonment of easements. 14. An end island must be provided at the end of all parking rows (the parking row that terminates at the southern property line is not meeting this requirement). 15. Please show how you are meeting the Interior parking island requirement - 180 sf. for every 15 interior spaces (this site has 15 interior parking spaces). 16. Please provide a note on the site plan referencing the FEMA/FIRM map number and stating that there is no floodplain on site. 17. Please provide existing topography (2' max or spot elevations) and other pertinent drainage information. 18. Please provide proposed grading information (1' max for proposed or spot elevations). 19. Sidewalks are required along the roadway. 20. Please provide spacing to existing adjacent driveways and driveways across the street. 21. Please provide proposed curb and pavement detail for review. 22. Please provide location and detail of required bicycle rack. 23. Dimension dumpster and provide more site information so that circulation and access to the dumpster can be reviewed. 24. Please show dumpster gate location and swing on the site plan. 25. Is there an easement that allows for your sanitation service to be routed through the adjacent property? 26. Please provide location and size of utilities, meters, etc. on this and adjacent properties. 27. Please provide a water and sanitary sewer legend that includes the minimum water demands, maximum water demands, average water demands in gallons per minute, and maximum sewer loadings in gallons per day. 28. Please provide the overall building height on the site plan. 29. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Page 2 of 4 Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 30. Please submit the information required for a non-residential architectural requirement review, including color samples and a list of the materials and the % in which they are used on each facade and screening elements. This should be done using a table, as shown in Section 7.9 of the UDO. Elevation drawings are required of each facade. 31. Please show how you are meeting the architectural element requirement. 32. The structure is not meeting the roofline requirement. 33. Please note on the site plan that this site and the two properties to the west (Jot 59 and the property on the corner of Texas Avenue and Holleman Drive) are considered one building plot for the purposes of signage and non-residential architectural requirements. 34. Please provide a water design report/fire flow report. 35. Please provide a sewer design report. 36. Please provide a drainage report with a technical design summary. 37. Supplemental Development Permit Information Sheet is not properly completed. Submit revised sheet or submit Development Permit Application. 38. Submit Grading and Erosion Control Plans. 39. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Jennifer Prochazka & Carol Cotter Date: June 29, 2007 LAN DSCAPING/STREETSCAPI NG/BUFFER 1. Minimum number of landscape points (prior to addition of required streetscape points) is 800. Your total required points is 1,700 - half of these points must be met by canopy trees. 2. Please provide all plant species on the landscape plan. 3. Please specify that the non-canopy is measured on a single cane. 4. 50% of all screening shrubs must be evergreen. 5. Landscape plan should show topography and grading, and the location of utilities and easements. 6. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread(a�cstx.gov. 9. Developer provides load data for project. 10.
