The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 16, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for August 2, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Seventeen (17) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Revise the title block of the plat to reflect the desired subdivision name. 2. The property to the north that is labeled "6.263 out of Woodstock Section 1 Subdivision" is unplatted. Please revise the description. Also, please be aware that a site plan for the entire project can not be approved until that neighboring tract is platted as well. 3. Revise the plat such that it provides half of the right-of-way (ROW) dedication necessary to increase Dartmouth to 100-foot minor arterial ROW width. This dedication requirement would also apply to Dartmouth and Holleman for the neighboring 6-acre tract. Reviewed by: Jason Schubert Date: July 10, 2007 ENGINEERING COMMENTS NO. 1 1. Is the water line along the northeast property line of Lot 1, Block 2 proposed? 2. Dedicate additional PUE over existing sanitary sewer lines to meet required 5.5' inside easement edge. 3. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Overhead electric lines to be relocated at Developer's expense. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of site plan. Email to bread@cstx.gov. 9. Developer provides load data for project. 10. Revise the title block of the plat to reflect the desired subdivision name. Completed. 2. The property to the north that is labeled "6.263 out of Woodstock Section 1 Subdivision" is unplatted. The 6.26 acre tract was platted as part of the Woodstock Section 1 plat filed October 17, 1979; volume 430, page 481. This issue was discussed specifically with the conditional use permit request and it was determined that the property was platted. 3. Revise the plat such that it provides half of the right-of-way (ROW) dedication necessary to increase Dartmouth to 100-foot minor arterial ROW width. This dedication requirement would also apply to Dartmouth and Holleman for the neighboring 6-acre tract. As per Section 212.904 of the Local Government Code, we believe that the request for the Dartmouth right-of-way is not roughly proportional to the 2.424 acre tract being developed. Again, this issue was discussed specifically with the conditional use permit request and it was determined that no additional right-of-way for Dartmouth was required. ENGINEERING COMMENTS NO. 1 1. Instead of dedicating a specific easement now & abandoning it later, we propose to utilize the temporary blanket easement to cover this utility. 3.
