East College Station, Texas 77840 979-693-2364, 979-255-6100 June 27, 2007 Design Review Board do City of College Station, Texas 1101 Texas Ave. College Station, TX 77840 Dear Sir or Madam, In addition to the enclosed application, we felt compelled to include this short letter to better explain exactly what we have proposed to do with the existing buffer area which borders the west side of the subject property. First of all we wish to point out that the property to our west is a(R-6)multi family project and was built in the mid 1980's. There is an existing privacy fence between the subject property and the aforementioned apartment project to the west. Our existing parking lot was built within four feet of this common-west property line. As stated in the Design Review Board Appeals&Waivers Application, the existing parking lot creates a situation, which leaves us with a need to come up with an alternative. We have found a similar situation near the intersection of Dartmouth and Harvey Road. There is an apartment project that backs up to a commercial/retail center. Recently the apartment project constructed a very nice solid/board, caped cedar fence and incorporated very nice landscaping with this fence. (We have enclosed pictures of this buffer.) We wish to in essentially duplicate this idea, improving on it by utilizing larger, thick growing plants, continuing this buffer to include our existing dumpster pad and beefing up the landscaping in the existing islands. If allowed this latitude there will be no need for additional green space in this buffer zone. Your consideration is sincerely appreciated. Respec y, •. i p E. Bl- k•. Jr. Charles Russell Hanna President Subject Property Owner Page 1 of 1 Presentation, possible action and discussion on an appeal to the Unified Development Ordinance Section 7.6 Buffers for Paradise Scuba & Swim, located at 1705 Valley View Drive. Case#07-500155 (CH) Crissy Hartl, Staff Planner, presented the item stating that it was for consideration of an appeal to Section 7.6.F Minimum Buffer Standards. She also stated that the applicant is proposing an alternative buffer between the subject commercial property and the multi-family development. Hunter Goodwin motioned to accept the buffer reduction from ten feet to four feet between the nine head-in spaces and the west property line. He also motioned to accept the canopy trees and fence as proposed. Board Member Goodwin also stated that in addition to the proposed twenty- five shrubs located in front of the nine parking spaces, eight Dwarf Oleanders will also be required from the front property line to the first parking space with respect to the site triangle. Also, eight additional shrubs appropriate with the sun conditions are required from parking space nine to the fence line that extends to the dump station. It was also stated that the Board Members understand that the motion is a reduction in the required total plantings. Ward Wells seconded the motion; which passed (4-0).
