The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) revised site and landscaping plan If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: TACO EXPRESS (SP) — 07-00500158 PLANNING 1. It is unclear which site plan is to be reviewed. Not all required information is on both sheets. If both are under review, please make sure that they both have all required information according to the site plan checklist. 2. Please make the changes according to the following comments on both C1.0 and C1.1. 3. Please label the 2400 square feet of restaurant use to the building in Phase II. 4. Phase IV is required to provide 28 parking spaces. Please adjust the parking analysis accordingly. 5. Even though the additional parking provided at the back of the site was built with Phase II construction and was treated as such during Phase II site plan review, it should now be noted as being in Phase I. Please adjust the parking analysis accordingly. 6. End islands must have at least 180 square feet in area. The island at the end of the parking row containing the handicapped parking spaces does not meet that requirement. Please provide the full 180 square feet. 7. According to Section 7.2.J Drive-Through Facility Queing Requirements, 3 full parking spaces are required before the order box and 4 spaces between the order box and the pick- up window. Please make the necessary changes to see that those requirements are being met. 8. Staff is concerned with backing maneuvers in the parking lot conflicting with the vehicles exiting the drive-thru. Please provide at least 3' of curbing between the lot and drive-thru exit. 9. Please provide building elevations, and building and color samples according to UDO Section 7.9 Non-Residential Architectural Standards. The building elevations must be approved prior to issuing a building permit. 10. Please add a note that states the following concerning the solid waste screening wall: "The solid waste screening wall located in the easement is subject to being removed if access to the utilities is required. Replacement of the wall will be at the owner's expense." 11. Please add a note that states "All signs to be permitted separately." 12. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Crissy Hartl Date: July 6, 2007 LANDSCAPING/STREETSCAPING/BUFFER 1. According to Section 7.5.C.2.4 Landscaping Requirements, 50% of the point total must consist of canopy trees. Please adjust the landscape plan accordingly. Reviewed by: Crissy Hartl Date: July 6, 2007 MISCELLANEOUS 1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 2 of 3 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. If risers are required on Electric Layout the developer will provide 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers or devices and extend as required. 5. If conduit does not exist at designated transformer or device developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. If required on Electric Layout developer will install pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to: gmartinez@cstx.gov. 9. Developer provides load data for project as soon as it becomes available so that transformers and other equipment can be sized and/or ordered. 10. Need to turn dumpster enclosure pad 10-15 degrees counter clockwise in order to give a clear maneuvering approach to sanitation vehicles.
