This item has been scheduled for the next available Planning and Zoning Commission meeting scheduled for September 6, 2007 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. The agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. FYI - The master plan is reviewed as a conceptual layout only. At preliminary plat, final plat, and site plan, the requirements of the Subdivision Regulations, B/CS Design Guidelines and the Site Design Standards, including but not limited to stopping site distance, driveway/street spacing, and maximum block length, will need to be addressed. The following page is a list of staff review comments detailing items that need to be addressed. Please address all comments and re-submit the items listed below. Once all comments are met, your project will be scheduled for a Planning & Zoning Commission meeting. One(1) 24"x 36"copy of the revised Master Plan;and Sixteen (16) 11"x 17" copies of the revised Master Plan. Upon receipt of the required documents for the Planning& Zoning meeting,your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed,your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please show all street rights-of-way- as a land use. Do not include the size or dimensions of the streets. (Repeat Comment) All street rights-of-way are required to be shown on the entire Master Plan. 2. The proposed collector roadway must align with Pamela Lane. 3. Please include utilities shown on the City's master utility plans — this includes a 12" water line on FM 158 and a 12" waterline along each of the proposed thoroughfares. 2. Please show Harvey Road and F.M. 158 designations on the Thoroughfare Plan. 3. The proposed collector roadway must align with either Pamela Lane or Marcy Lane. 4. The Master Plan must be drawn at a scale of 100' per inch or larger. If this requires additional sheets, an index sheet must be included at 500' per inch scale or larger. 5. Is there any floodplain or floodway on the property? 6. Please show all street rights-of-way (as a land use). Do not include the size or dimensions of the streets. 7. Please remove the rights-of-way widths from the proposed thoroughfares. 8. Please remove utility easements. 9. Please tie to College Station monument or known platted point. 10. Reviewed by: Wally Urrutia Date: July 3, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Please include utilities shown on the City's master utility plans — this includes a 12" water line on FM 158 and a 12"waterline along each of the proposed thoroughfares. The 12"waterlines have been added. 2. Please show Harvey Road and F.M. 158 designations on the Thoroughfare Plan. These designations have been added. 3. The proposed collector roadway must align with either Pamela Lane or Marcy Lane. The roadway has been aligned with Marcy Lane 4. The Master Plan must be drawn at a scale of 100' per inch or larger. If this requires additional sheets, an index sheet must be included at 500' per inch scale or larger. The Master Plan has an index cover sheet and additional sheets at 1"=100' 5. Is there any floodplain or floodway on the property? As stated in the note on the Master Plan, there is no FEMA designated floodplain or floodway. 6. Please show all street rights-of-way (as a land use). Do not include the size or dimensions of the streets. Street right-of-ways have been shown for some of the residential area. Layout of streets in the remaining areas have not been determined at this time. 7. Please remove the rights-of-way widths from the proposed thoroughfares. Rights-of-ways widths have been removed. 8. Please remove utility easements. The utility easements have been removed. 9. Please tie to College Station monument or known platted point. The boundary has been tied to a known platted point. 10. The metes &bounds description provided does not close. The boundary has been adjusted so it closets.. q t+
