STAFF REVIEW COMMENTS
Project:TEXAS ENT(Landscape Plan) -07-00500162
PLANNING/LANDSCAPING
1) The proposed landscaping calculations need to be adjusted as follows:
a) I only count 15 New Canopy trees not 22. (15 trees X 150pts = 2,250)
b) I count 18 New Non-Canopy Trees. (18 trees X 40 pts = 720)
c) I count 195 shrubs (195 X 10 pts = 1,950)
d) The required landscape points should total 4,920,not 4,940.
2) Plant List calculations are incorrectly labeled. The total points adds-up correctly, but the individual totals
are off.
3) Knock-out Roses (Rosa x) are not on the approved planting list and cannot receive any points. Their
points seem to not have been added into the final total point, but they are still listed as earning points.
Please correct.
4) I only count six (6) trees along Birmingham Drive (this includes the two for one Non-Canopy Tree
allowance). It looks as though one more Crape Myrtle on the west side of the sign would complete the
required seven (7) streetscape trees.

TEXAS ENT — SITE PLAN
PLANNING / LANDSCAPING COMMENTS
1. Thank you for adjusting the parking spaces and the respective sidewalks/grassed islands to
meet our standards; however, staff is still not comfortable General Note #8. Please remove
the note.
2. A copy of the filed access easement will need to be provided prior to Site Plan approval.
ENGINEERING COMMENTS NO. 2
1. Proposed off-site Public Utility Easement will have to be dedicated prior to Site Plan
approval.
2. Isolation valve on fire suppression line needs to be located in the PUE.
3. As water line W-1 is designed, the hydrant will be shut off during connection to future
development on Lot 2. Previous comments had suggested a design. Is what is provided a
better design?
4. Blanket easement is not necessary with the dedication of actual easements. However, the
PUEs dedicated need to be full PUEs. It appears that those being dedicated are utility
specific.

PLANNING
1. Please provide the ownership and zoning of all abutting parcels.
Ownership and zoning of all abutting parcels has been provided on the Site Plan.
2. Label or dimension all setback lines so they are distinguished from the other lines on the site
plan.
The building set back lines are labeled.
3. Remove Site Specific Note 7, that the final plat is not filed. The site plan will be not be
approved until the plat is filed, making the note invalid.
Site Specific Note 7 has been removed.
4. Provide a 26' access easement from the driveway on Longmire to the property to the south
and adjust the pavement width to reflect that same width.
A 26'access easement has been added from the driveway on Longmire to the property to
the south and the pavement has been adjusted to reflect the same width.
5. Realign the drive aisles along Longmire such that it is parallel to Longmire and provides
better circulation with the driveway on the east side of the building as well as to the property
to the south.
The drive aisle along Longmire has been realigned.
6. Remove the proposed monument sign as signs are permitted separately. Also be aware
that the proposed location indicates that the sign will be in the 10' PUE and as proposed will
not be permitted.
The proposed monument sign has been removed.
7. Provide a note stating that Lots 1, 2, & 3 of Block 4 are a building plot. (note from plat)
The note has been added as Site Specific Note 9.
8. Specify the height of the building in Site Specific Note #2.

9. General Note 8 is not correct. If a parking space is not 20' in depth, it may be down to a
minimum of 18' in depth provided that it is adjacent to a landscape island of at least 4' in
depth or a 6' wide sidewalk. Please remove/revise the note and adjust the plan accordingly.

10. Temporary curbing will be required between the subject lot and the property to the south.
Please indicate the temporary curbing on the site plan.

13. The following comments apply to the architectural elevations:
• The northwest elevation measures 103' which requires 6 architectural elements on this
façade. Staff was able to identify 3 elements. Please provide the remaining 3 elements,
preferably on the northern most end of the building.
• The northeast façade measures 159' which requires 8 architectural elements. Staff was
not able to identify any elements on the second section of the building, between the
metal canopy and the EIFS canopy. Additionally, only one element was identified on the
last section of the building, being the recession. Please provide the 3 remaining
elements where noted.
Revised building elevation drawings are provided.
14. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.
The following items have been revised:
• The FDC has been moved to the building wall.
• A parking space has been deleted and will be striped as "No Parking"for fire department
access to FDC.
• The domestic waterline and fire sprinkler system line have been moved to enter the
building at another location.
• The ADA ramps on the east side of the building have been revised.
• Parking Lot Lights have been added.
LANDSCAPING/STREETSCAPING
1. Why were the required landscape points doubled? Double landscaped points are only
required if the total area of building space in the building plot will exceed 50,000 s.f. Are the
developments expected to exceed that threshold?
Calculations have been revised.
2. Removed proposed sign from the landscape plan.
Sign has been removed.
3. Per Section 7.5.D.3 of the UDO 300 additional landscape points shall be required for every
50 linear feet of frontage on a right of way. Excluding driveways there is approximately 430'
of frontage on Longmire and Birmingham, which would include an additional 2,580
landscape points for a total of 6,498 points for the site. Please adjust the plan accordingly.
Plan was adjusted.
4. Canopy trees that measure between 1.5" to 2" in caliper are awarded 75 points. As listed on
the plan, the canopy trees would need to measure at least 3.5" caliper. Adjust the plan and
calculations accordingly.
Tree sizes were changed.
5. What caliper are the non-canopy trees? Crepe Myrtles must be a minimum of 1.25" on a
single cane.
The size is noted as 1.5".
6. Shrubs used for parking screening must be a minimum of 36" tall.
The shrubs have been changed to 36"tall.
7. Staff was only able to account for 6 of the 9 Live Oaks.
Calculations have been revised to show 6 Live Oak trees.
MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
These notes are included on the Site Plan.
