HomeMy WebLinkAboutStaff Report ‘ci-ss;* )49 4,4 STAFF REPORT Item: Public hearing, presentation, possible action, and discussion on a Rezoning from A-O, Agricultural Open to C-2, Commercial Industrial consisting of 1 lot on 16.4 acres located at 17339 SH 6 S in the generial vicinity of the east side of State Highway 6 south of the College Station Business Park. This item is for a rezoning of approximately 16 acres of the Animate Habitat project located on SH 6 south of Gateway Boulevard. The applicant is request to rezone the property from A-O Agricultural Open to C-2 Commercial Industrial. A rezoning for the same property came before this board-on February 1st of this year for M-2, Heavy Industrial. After hearing the concerns of the P&Z, the applicant withdrew the request before the City Council meeting. The applicant resubmitted for C-2 which will require compliance with the Non- Residential Architectural Standards and has a much more limited range of allowed uses — two of the commissions biggest concerns. The Comprehensive Plan identifies this area as Industrial/R&D and the property is surrounded by undeveloped A-O Agricultural Open on all sides. The property has frontage on SH 6 and also includes a portion of the future extension of Lakeway Drive — Major Collector. Item Background: The subject property was annexed in 1996 and subsequently zoned A-O, Agricultural Open. The entire property was under a Comprehensive Plan Amendment in 2004. The applicant at the time ' recommended this property be amended to Retail Regional, however, the e• Planning and Zoning Commission and City Council concurred with Staff's ----- recommendation that the area remain as Industrial R&D.
