The Comprehensive Plan shows the property as Research & Development (R&D). From their experience in real estate development, the property owner does not believe that the subject tract is best suited for the zoning classifications and facility use types that are consistent with an R&D land use. The property is encumbered with various easements and other land features that make it difficult to develop for typical R&D uses. The property owner feels that a General Commercial (C-1) zoning designation will provide the flexibility to attract a much wider array of potential users for the property. Furthermore, a C-1 designation will provide for a development consistent with other C-1 zoned areas along Hwy. 6 in College Station. 3.) List any other reasons to support this zone change.
