Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review
comments detailing items that need to be addressed. Please address the comments and submit the
following information by September 7th at 10:00 a,m.:

PLANNING
1. Please revise the parking note to include the requirement for garages to be constructed with
any duplex unit (repeat comment).
2. Based on the topography shown, will any of the unique topography or dense vegetation that
is now shown for duplex development be preserved?
3. While the plan is intended to be conceptual in nature, I did want to point out that the street
layout of the additional phases may also necessitate variances in the future. The southern
most street that ties into Pamela lane may have site distance issues and issues with the
angle that the street ties in. There are other areas that may have street off-set issues. If
variances are not granted, all minimum requirements will apply.
4. Note 5 indicates that natural resources will be preserved where possible, but I don't see that
reflected on the plan.

2. Additional park area is being dedicated to preserve the existing vegetation and drainage channel.
Also, some of the vegetation in the Open Space/ Detention Areas will be preserved.
3. The street connection to the Minor Collector has been revised and any other design issues will be
addressed at platting.
4. The vegetation and drainage channels will be preserved in the park area.

The number of proposed dwelling units (600) has been added to the plan.

A Variance Request will be submitted during the platting process.
0 Lot layout is not required on the concept plan, but location of streets, alleys, and land uses are
required.
Street and alley layout and land uses have been shown on the plan.
FYI - your have stated in the application that a variation to the standards that you are requesting is "2-
unit attached dwellings on individual lots." That is a use permitted by right and does not require a
variation to the standards.

Greenways Review:
The UDO states that "The purpose of the Planned Development District is to promote and encourage
innovative development that is sensitive to surrounding land uses and to the natural environment." In
looking at your conceptual plan, it doesn't look to me like it is especially sensitive to the surrounding land
use or the natural environment.
Parks Board Review:
The Parks Board has not yet made a formal recommendation on this project.
TxDOT
1. Access driveways to SH 30 & FM 158 must meet TxDOT's current "Regulations for
Access Driveways to State Highways". Regulations are primarily based on posted speed limits and
distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or
more the required spacing between access points is 425' ; @ 45 MPH spacing is 360'. Where
access spacing is insufficient joint access will be required or access to internal/external streets.
Appropriate data will be required for any future work/ permits in the ROW @ this development site,
which should include drainage data, etc.
MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure
Principle Back Flow Device and installed as per City Ordinance 2394.
2. All BackFlow devises must be installed and tested upon installation as per City Ordinance 2394.
ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
3. If applicable, the following easements will be required:
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown
on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
