All drawings needed for site review, including the site/landscape plan must be submitted in a standard engineering scale. 4. Please include the current zoning of the parcel and all abutting parcels on the site plan. 5. Please include the ownership of the abutting parcels on the site plan. 6. Please include the density on the site plan (du/ac). 7. Please better delineate the property line on the site plan. I cannot tell where the property ends to the south. 8. The application states that there are 107 parking spaces provided and the site plan states that 214 parking spaces are provided. Please reconcile. The minimum parking requirement for this project is 121 spaces (using the unit information provided in the site plan application). 9. Please provide the square footage and over all height of the parking garage on the site plan. 10. Please provide the number of stories and overall height of the main structure on the site plan. 11. Please provide locations of structures on adjacent properties. If within 15 feet, please provide information regarding fire rating/ fire protection. 12. Please show required setbacks on the plan or provide a note stating the requirements. 13. Please provide note stating that the property is not located within the floodplain (please cite FEMA/FIRM map number). 14. Please provide right-of-way widths for all adjacent streets. 15. I see where it is shown in the building plans,but am having difficulty relating the elevations provided to that location. 40. Per section 5.6.B.4.c, Architectural Relief, all facades facing a right-of-way must incorporate at least two design elements from the list per 25' section for facades facing a right-of-way and two different design elements per 60' section on the first two stories for all other facades. I do not believe that Elevation 3, the East End Elevation facing Tauber Street,is meeting this requirement. I also do not believe that any of the parking garage elevations are meeting this requirement. 41. Glazed curtain walls are prohibited. 42. What material/ color is used for the awnings? 43. Please provide information about the brick/tubular steel fence (ie: color of steel and brick). 44. A "retaining wall" is shown in section A-A on sheet C-3. What is the material of the retaining wall? 45. Raised parking islands (min. 180 s.f.) are required at the end of every parking row for circulation and safety. Islands are provided in most cases; however I believe that they are striped and not raised concrete. 46. The minimum parking space dimensions are 9'x20'. Parking space lengths can be reduced to a minimum of 18'if there is sufficient clear space for the vehicle overhang(ie: 18'with a 2' overhang). 47. Curb cuts for parking garage entrance and compactor? 48. Provide a general note on the site plan that states the following: "all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 49. An irrigation plan is required. 50. Please provide more information on the curb detail (dimensions, rebar, etc.). 4. The minimum requirements for sidewalks include either#3 bars @ 12" o.c. or#4 bars @ 18" o.c. Please revise details. Reviewed by: Jennifer Prochazka Date: February 9, 2007 ENGINEERING COMMENTS NO. 2 1. FYI, provide access easement for areas where sidewalks leave the ROW before Certificate of Occupancy. 2. FYI, provide an application for a PIP (Private Improvement in a Public ROVV) Permit for all proposed private improvements (including benches, irrigation, landscaping, balconies, etc.) within the ROW. The irrigation and vegetation is exempt from the indemnity requirements. This is required before Certificate of Occupancy. 3. The associated PUE for the proposed sanitary needs to be provided before Certificate of Occupancy and to allow the release of the temporary blanket easement. 4. FYI, a Development Permit for the sanitary sewer relocation has been issued. The existing line will need to be physically abandoned before full building permits can be issued. 5. FYI, we a preparing a Development Permit for Clearing and Grading for the site. This will require you to fill out a Development Permit specifically for the Clearing and Grading for the file. We will have the Permit ready, simply requiring your application. You have already paid the associated fee. 6. We are also preparing a "piers only" Building Permit for the residential structure. This will require you to fill out a Building Permit specifically for the piers only for the file. We will have the Permit ready, simply requiring your application. This will have an associated Building Permit fee related to the valuation of the piers. Also, the piers in the vicinity of the existing 5 ft utility easement and the existing sanitary sewer line will be "bubbled" so as not to be included within this Building Permit. 7. Provide an application for a PUE Abandonment for the existing 5 ft PUE on Lots 1 to 3, Block 22 of the Boyett Subdivision. Abandonments are Council items. The next possible Council meeting is on March 8, 2007. This would require the application to be submitted immediately, so that the City can contact the newspaper to advertise by February 16, 2007. Following your submittal of a complete application (including metes and bounds, private utility signatures, etc.), I will need time to prepare the paperwork on my end and secure 6 additional internal signature — before submitting to Legal on February 20, 2007. If we cannot make these deadlines, the next Council meeting is scheduled for March 22, 2007. 8. Provide a Fire Flow report meeting local Fire Code requirements. I have provided flow data on 5 of the hydrants in the vicinity by email. Revise the Site Utility Plan in accordance with the proposed sanitary service realignment. The proposed service will need to be in accordance with the standard service details within the ROW. The manhole the service was previously intended to be connected to will need to be noted to be plugged by pulling the rubber boot and grouting.
