As part of the application a list of the building materials, along with samples and colors, are required by the City. Please allow us to use The Warehouse located at 405 Cross Street in Northgate as our sample and color submittal. All facades and colors will be duplicated by The Factory so that the two buildings will be viewed as sister buildings at either end of the same block. The building is a type V-A, 94,766 square feet on three floors. According to the 2003 IFC Appendix B, it requires 5500 GPM x 0.5 for sprinkler installation or 2750 GPM required fire flow. Appendix C requires 3 hydrants at 425 maximum spacing. This condition is met by the existing facilities. Based on a nominal system pressure of 75 psi and a fire flow of 1000 GPM per hydrant, the residual pressure at the three hydrants will be 67.6 psi, 72.1 psi, and 73.5 psi. Please show how you are proposing to screen the transformer and electrical switchgear from the right-of-way. Transformer and switchgear are now located within the brick fence around the trash compactor. 2. The curved curbline just south of the compactor needs to be adjusted 10 feet to the south. In order to service the compactor, the truck must be able to back in and have 30 feet clear space from the bollard to the curbline. Compactor has been moved 10' North to provide needed space. FIRE 1. Please show the location of the FDC for the dry pipe /stand pipe system required for the parking garage. FDC added on A-2 at Southeast stair well facing Tauber Street. 2. Since the exterior door that accesses the fire riser closet is located within the courtyard area, the gate at the end of the courtyard will need to remain unlocked at all times. Will provide "Knox Box" at court yard gate with access card for Fire Department use. ELECTRICAL 1. Before work is to begin the Cross St. Utility Easement (The Warehouse Apartments) -must be signed and filed. All proper paperwork must be completed and signed before the work to relocate the overhead line begins. The DRB shall approve waivers found to meet the intent of the standards of Section 5.6.B Northgate Districts and the Northgate Redevelopment Implementation Plan. Financial hardship may not be considered in the review or determination of a waiver proposal. DRB review and waiver approval shall be limited to the following items: a.
