Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 2. Please change the title to state: "Final Plat of Lot 3R, Block 5 W.C. Boyett Estate Partition, being a replat of Lots 3, 4 & 5, Block 5 W.C. Boyette Estate Partition." 3. The Surveyor certificate and the County Clerk certificate are not shown as written in the Subdivision Regulations. Please revise. 4. Name and address of recorded owner should also be included in the title block. 5. Title block should include total site area. 6. Right-of-way dedication is required with this plat. Half of the needed ROW (for a 50-foot street) is needed. As previously discussed, this should not alter building plans, as setbacks are measured from the curb. In addition, it will lessen the width of the public access easement that will be needed to accommodate the required sidewalks. 7. Sidewalks will be required at the time of site plan. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Boyette Estates Partition, Final Plat - Replat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 30, 2007 at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, August 16, 2007 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Seventeen (17) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of$22,600 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid.
