Staff reviewed the above-mentioned rezoning as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address all comments and
submit the following information by Tuesday, September 4th, 10:00 a.m., for your project to be
placed on the next available Planning & Zoning Commission (P&Z) meeting scheduled for
September 20th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24"x36" copy of the revised Rezoning Map;
Eighteen (18) 11'"x1 7" copies of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds on
diskette or e-mail to lboyer@cstx.gov.
Please note that if all comments have not been addressed, your project will be not be scheduled
for the P&Z agenda. Your project may be placed on a future agenda once all comments have
been addressed and the appropriate re -advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING
I . Neither set of written metes and bounds close and further do not reflect the calls on the
rezoning map.
2. Clearly indicate the boundary of the rezoning with a heavy or bold line. This bold line should
clearly show the delineation between what is being rezoned to R-1 and what is staying as A-
0.
3. The Master Plan shows the entire area of the parkland dedication and the oil well site to
remain A-0. This is not what is depicted on the Rezoning Map. Please clarify the property
boundaries and reflect that on both the rezoning and the master plan.
4. If you are unable to meet the deadline, the project will be rescheduled for the next available
meeting, provided that readvertisement fees have beenp

PLANNING
1. Provide written metes and bounds of the property
2. Provide calls on the rezoning map.
3. Clearly indicate the boundary of the rezoning with a heavy or bold line.
4. This rezoning is not in full compliance with the Comprehensive Plan. An area of the property
is identified as Floodplains and Streams and should remain A-0, Agricultural Open for
minimal impact on our floodplains and greenways. For full staff support of the rezoning,
please remove the floodplain area from the rezoning. Otherwise, staff will be recommending
denial for that portion of the rezoning that is located in Floodplain.
5. The Land Title Boundary Survey that you provided indi aces "Lot line and variable width
public ROW (Typ) (No evidence of public a 7r use" in several places. Please
explain/clarify.
6. A portion of this proposed development is located in pring Creek Sewer Impact Fee Area
97-01. Impact Fees in this area are currently $34 5,/LUE and are due at time of building
permit.
