Project: Oakwood Custom Homes Phase Two (SP)—06-00500273
PLANNING
1. The Title Block information appears to be cut off of the site plan. Please include this on the
next submittal.
2. Please include Phase One with Phase two identifying each phase with a phase line around it
with a Phase Number. Please provide this on the site and landscape plan.
3. Please provide setbacks along all property lines on the site plan.
4. Please provide a curb and pavement detail.
5. Please proved a parking legend on the site plan showing parking required and parking
provided.
6. Please identify fire lanes on the site plan.
7. Please change the zoning classification from R-1 to R-6 on the site plan along Bridlegate
Estates Phase 1.
8. Please provide a small key map on the site plan.
LANDSCAPING/STREETSCAPING/BUFFER
9. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.
10. Irrigation system must be protected by a Pressure Vacuum Breaker or a Reduced Pressure
Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City
Ordinance 2394.
11. All Back Flow devices must be installed and tested upon installation as per City Ordinance
2394.
12. Please show the phase lines on the landscape plan. It is unclear how the site area is being
calculated; therefore the landscaping, buffering and streetscape cannot be verified.
13. Please provide a scale on the landscape plan.
14. Please show details of the required masonry wall on the landscape plan.
15. Required buffer plantings cannot be counted toward the landscape, streetscape point
requirement.
16. Please show in the legend how many 1.25 inch caliper or bigger canopy trees are required
and provided and how many 5-gallon shrubs are required and provided. The buffer plantings
are calculated by the length of the buffer x 15 for canopy trees and x 3 for shrubs.
17. Please show landscape legends and point calculations for each phase.
18. Please provide a note on the landscape plan stating; An irrigation plan must be submitted,
reviewed, approved and inspected prior to C.O.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as
per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

1. Provide volume and page of 10' PUE along rear property line.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. 120/240V Service will be provided from existing single phase transformer at rear of
property. Please provide load data asap so CSU can determine if larger single phase
transformer will need to be provided.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per city specs and design.
2. City will provide drawings for conduit installation.
3. Developer to intercept existing conduit at designated transformers and extend as required.
4. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
5. Developer installs secondary pedestals (if required) as per city specs and design (secondary
pedestals provided by the city).
6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to
gmartinezacstx.gov
7. Developer provides load data for project.

PLANNING
1. Provide property ownership of the abutting parcels to the west.
2. The lines separating Phase I & II on the site plan and landscaping plan are not identical. Please
revise so that they are consistent.
3. On the plans, the length along the western property line is not the same (229.35'/236.95').
Please revise so that they are consistent.
Landscape Plan Comments
4. The total site area of 66,550 SF does not equal the combined Phase I (45,133) and II (22,698)
areas. Please revise numbers and calculate accordingly.
5. Driveway and visibility triangle areas do not need to be considered for streetscape requirements
(398' of frontage,not 438').
6. On the landscape plan, the buffer yard is limited to a 15' x 229.35' (or 236.95') area. Revise the
required landscaping points based on the buffer yard area (total area —buffer yard = landscaped
area).
7. To meet buffer yard requirements, all buffer yard plantings must be within the 15' area.
Plantings within the buffer yard may not be used to help meet landscaping and streetscape
requirements.
8. Evergreens are to comprise 50% of the buffer yard plantings.
9. Calculations for the required number of plantings should be rounded up. For example,based on
a length of 229' or 237', there should be 10 canopy trees in the buffer yard and 16 non-canopy
trees.
10. The Buffer Zone table states that additional non-canopy trees are needed in the buffer yard.
Provide the additional trees on the landscape plan.
11. The trees along the western property line have drip lines that intersect the proposed masonry
wall. As such, these trees cannot be considered as protected. Remove the protected designation
for these trees.

PLANNING
1. The easement dedication sheet and supporting documents must be provided before the site and
landscape plans can be stamped and approved.
2. The number of required landscaping points is not calculated correctly. The total points, Phase 1 points,
and Phase 2 points are all added together (thus doubling the amount that is actually required).
Considering initial landscaping points only, 1,890 points (or 1,264 + 626) are required.
3. The length of frontage to meet Streetscape requirements (200 LF and 233 LF) has been calculated
correctly. The number of trees to be along each frontage is also accurate. For every 50 linear feet of
frontage, however, 300 additional landscaping points are required (UDO Article 7.5.D.3). For this site,
an additional 2,700 landscaping points are required to meet the streetscape component.
4. Therefore, the total number of required landscaping points based on the initial site points plus the
streetscape is 4,590 (1,890 + 2,700).
5. Revise the point calculation table as discussed above and insert onto the landscape plan.
