Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and

PLANNING
1. Provide property ownership of the abutting parcels to the west.

revise so that they are consistent.

Landscape Plan Comments
4. The total site area of 66,550 SF does not equal the combined Phase I (45,133) and II (22,698)
areas. Please revise numbers and calculate accordingly.
5. Driveway and visibility triangle areas do not need to be considered for streetscape requirements
(398'of frontage,not 438').
6. On the landscape plan, the buffer yard is limited to a 15' x 229.35' (or 236.95') area. Revise the
required landscaping points based on the buffer yard area (total area—buffer yard = landscaped
area).
7. To meet buffer yard requirements, all buffer yard plantings must be within the 15' area.
Plantings within the buffer yard may not be used to help meet landscaping and streetscape

Jason,
Here is a pdf of the elevation facing Bridelgate drive.
On this elevation they had already built it up before I noticed they didn't
put the pilasters in. (I am not supervising the job but I am here most of
the time) Now I am wondering if the quoins will satisfy the architectural
element requirements. The Quoins are raised. We are putting the pilasters in
on the other elevations. I think this elevation is the only questionable
one.
Give me a call in the morning so I can make sure we have this ironed out.

Dave,
The building elevations for the new building were approved with the site plan on 2/7/07. When it comes
time to inspect the site to see if a C.O. can be issued, we will check the approved plans to what was built.
If they do not match, a C.O. will not be issued. I would either adhere to the approved elevations or submit
revised elevations that conform to the Non-residential Architecture Standards.
You mention that the brick pilasters (which are one of the required architecture relief elements) are being
removed. Please be sure to resolve this issue. I suggest that it is much easier to change something like
color or materials percentages after the fact than to be required to go back in and add architectural relief
elements. Let me know if you have any questions.

Hi Ben,
I have a question regarding the elevation detail for the Oakwood lease
office. I am wondering how much flexibility there was in the required
elements for the elevations. I had detailed brick pilasters spaced down the
length of the building as one element. Well it seems Alton told the
bricklayers to make it look just like our office and I don't think they even
looked at the approved elevations. I don't think Alton did either for that
matter. So I am wondering how this is going to effect the final approval of
this project and if there was something we could do at this stage to correct
the problem.
