SUBJECT: PRESERVES AT STONE CREEK (MDP)
Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, July 30th, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for August 16th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Master Plan; and
Eighteen (18) 11" x 17" copies of the revised Master Plan.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday
the week of the P&Z meeting.

PLANNING
1. Provide total area of site on Master Plan document.
2. Remove block labels and lines
3. Clearly define the phase lines.
4. Use a heavy/bold line for the subdivision boundary.
5. Identify all thoroughfares and their designation on the thoroughfare plan.
6. Identify all master utility lines.
7. Be aware that all street lengths and locations will be subject to the requirements of the
Subdivision Regulations at time of Preliminary Plat. As shown, several streets through the
project will require variances to block length, as well as to street spacing. Please see
Subdivision Regulations, Section 8-J.2 for appropriate block lengths, and UDO Section 7.3
for spacing of adjacent and opposite streets.

ENGINEERING COMMENTS NO. 1
1. Show compliance with the Water and Sanitary Sewer Master Plans.
2. Your Master Plan shows "Alexandria Street Extension" as the north/south collector shown
on the Thoroughfare Plan, but Alexandria is not located in this area of the City.
3. The Land Title Boundary Survey that you provided indicates "Lot line and variable width
public ROW (Typ) (No evidence of public acceptance or use" in several places. Please
explain/clarify.
4. A portion of this proposed development is located in Spring Creek Sewer Impact Fee Area
97-01. Impact Fees in this area are currently $349.55/LUE and are due at time of building
permit.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Electrical easements will be requested with the plats for each individual phase.
4. Due to the proposed layout of the neighborhood and existing electrical facilities surrounding
the property any changes made to the Master Plan need to be sent to CSU as soon as
possible. This will help to avoid any electrical and/or easement issues as construction
continues through the different phases
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer and switchgear pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of master plan. Email to
bread(c�cstx.gov
9. Developer provides load data for project.

PLANNING
1. This project has been withdrawn from the August 16th meeting. The Master Plan is
considered incomplete and is not accepted by the City as meeting the minimum
standards of the Subdivision Regulations. Please make the appropriate changes
provided in these comments. Additionally, the rezoning has not moved forward as we
have not received the required documents from you per our comments from July 23`d. In
addition to those documents and revisions, we will require a readvertising fee of $113 in
order to notify the rezoning for a second time.
2. Use a heavy/bold line for the subdivision boundary. (repeat comment)
3. Identify all master utility lines. (Repeat comment)
4. Clearly identify the proposed uses on the property and the boundaries between each (in
this case, clearly show the limits of the park).
5. Clearly show the area to be left A-O in compliance with the Comprehensive Plan.
6. Add note: All street length and alignments are subject to the terms of the City of College
Station Subdivision Regulations and at preliminary plat will require full compliance
unless a variance to the standards is granted by the Planning and Zoning Commission.

ENGINEERING COMMENTS NO. 2
1. Remove the "8" Future Water Master Plan Line" from the Master Plan as shown in
Phases 2 and 5, and provide an alignment of the 8" master plan water line that extends
from the proposed 12" line at the intersection of Victoria with the proposed street in
Phase Two. Extend this line to the south along said street to its intersection with the
proposed street shown in Phase Three. Continue the 8" water line along this proposed
street in Phase Three to the boundary of the property. This will allow for the eventual
connection to the water line in Stone Water Forest per the Master Plan.
2. Change "Future" to "Proposed" Water/Sewer Master Plan Line.
3. Provide bold boundary line around Master Plan Boundary. As shown, the boundary is
not clear.
4. Remove Easements from Master Plan.

remain A-O. This is not what is depicted on the Rezoning Map. Please clarify the property
boundaries and reflect that on both the rezoning and the master plan.
