Neither set of written metes and bounds close and further do not reflect the calls on the rezoning map. 2. Clearly indicate the boundary of the rezoning with a heavy or bold line. This bold line should clearly show the delineation between what is being rezoned to R-1 and what is staying as A- O. 3. The Master Plan shows the entire area of the parkland dedication and the oil well site to remain A-0. This is not what is depicted on the Rezoning Map. Please clarify the property boundaries and reflect that on both the rezoning and the master plan. 4. If you are unable to meet the deadline, the project will be rescheduled for the next available meeting, provided that readvertisement fees have been paid. Show a bold boundary around the subdivision. Should have associated calls to each line/curve. 2. Metes and bounds do not close. The following comments are from Mapping regarding the closure: • Does not close • Outside boundaries need to be summed and have both them and the cords in bold so as to be clearly legible. • Phase 1 stubs out into Sweetwater and exceeds the area as shown in the area inset map. 3. Remove all temporary turnarounds,only include those streets and ROW which are to be permanently dedicated with the final plat. Temporary turnarounds are required to be shown in the construction documents for the Final Plat. 4. Name all streets. 5. Provide a block number for each block.A block is made up of lots surrounded by a street. Each block should begin with a Lot 1, and lots should be numbered consecutively. There are several blocks that do not have a block number nor are the lots numbered correctly. If there is not a thru street that breaks the block. This would be much easier to describe with street names. 6. Provide a plat title block. Parkland development fees of$358 per lot will be required prior to filing of the final plat. 17. Remove note 3. 18.Verify that all street intersections meet AASHTO and Subdivision Regulation requirements for site distances and street intersection angles. 19. It appears that the block along the unnamed collector exceeds the minimum block length of 1200 feet. 20.Amend note 2. There is no floodplain on this phase. There should be no reference to the floodplain on the remainder of the phases since they are not being platted. 21.Amend note 9 to remove total area for the remaining property. 22.Clearly note the city limit line in the vicinity map. 23.Show existing ROW width for Greens Prairie. 24.Show all intersecting roads along this section of Greens Prairie. 25. ROW width for a major collector is 80 feet. 26.Sidewalks are required along all streets, including along Greens Prairie. 27. Provide ROW and pavement width for all roads. 28. Lot layout does not currently meet the requirements of the Subdivision Regulation requirements of Section 8-K. 29.Scale is required to be 1 to 100 unless a variance is requested of the Planning Commission. 30.The lot for the oil well site must have a lot number. Reserves are not allowed. 31.Clearly label all proposed easements by type. 32. PUEs are required at the rear of all lots. 33.Show all lots adjacent to the property as well as ownership. This also applies to Castlegate. That section is platted and should show all the lot lines adjacent to this property. 34.Clearly show the zoning district boundaries on the plat. My understanding is that the oil well site will be remaining A-O. 35.Show all utilities. Need to see water, sanitary sewer, and storm sewer. How is drainage being addressed? 36.We are still waiting to hear from the county regarding the platting status of this property, and the status of the ROW. This may require that the Final Plat is a Replat. 37. Plat should be tied to a College Station monument. Will be required at Final Plat. 38.The ROW dedication for Greens Prairie Road is unclear. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7.
