The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, July 30, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for August 16, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; Parkland Dedication in the amount of $3580 must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@cstx.gov Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. The Planning and Zoning Commission approved the Preliminary Plat with the following condition: Please add the following plat note: The 30' access easement through Phase 1B that connects to Rocky Creek Court in Phase 1C is for secondary access from William D. Fitch Parkway to the Castle Rock Subdivision for emergency vehicles. The access easement between Phases 1B and 1C will be for pedestrian, bicycle, and emergency access only. The easement will be gated at the property line between Lot 7 Block 11 and Greenbelt No. 5 to prevent non-emergency vehicular access. A knox box padlock will be the only mechanism for opening the gate. The mylar needs to be updated to reflect this and please add the note to the final plat. 2. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. As per a conversation with Joe Schultz of Civil Development Ltd. an additional 10' PUE may be necessary on Block 6, lots 18 and 19. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread@cstx.gov. 9. Developer provides load data for project. 10. Reviewed by: Wally Urrutia Date: July 18, 2007 TXDOT COMMENTS 1. Access driveways to SH 40 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or more the required spacing between access points is 425'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Your project has been placed on the next available Planning and Zoning Commission meeting scheduled for August 16, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Please submit the following by 10 a.m. this Wednesday morning,August 8: Sixteen (16) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat;and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov;and Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if documents have not been received, your project will be removed from the Planning & Zoning Commission meeting agenda. Your project may be placed on a future agenda once all the documents have been received. Note has been added to the Preliminary Plat and the Final Plat. 2. The boundary has been checked. It does not close by 0.01', which is due to rounding as the boundary is created. It does not affect any of the distances on the plat calls. All other comments (Engineering, Fire, Electrical, General Electrical, Sanitation& TxDOT) have been noted.
