SUBJECT: WOODLANDS OF CS (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, October 29, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, Thursday, November 15, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

PLANNING/ENGINEERING
1. The plat boundaries still do not close. Please revise. If you have questions about the plat
closure, please contact Sven Griffin at sqriffincstx.qov.
2. In reviewing the Texas Local Government Code, this plat does not qualify as an amending
plat since you are adding additional easements. Easements are considered the extension of
public infrastructure which must be approved by the Planning and Zoning Commission and
processed as a replat. An additional $300 must be paid. Please adjust the certificates as
necessary as well.
3. If the plat will be on multiple pages, then an index sheet must be provided.
4. Show leader lines to all of the easements that are shown on the plat to each edge of the
easement. It is very difficult to tell what the boundaries of all the overlapping easements.
5. Where does the Hike and Bike Easement end? Does it end at the access easement on the
northwest side? Also, on the southeast side, it should end at the property line, not at the
PUE line. It may be helpful to hatch this area.
6. What is the width of the electrical easements that you provide the centerline for?
7. Remove all of the site improvement info. There are random lines for some of the parking
islands and driveways, please remove.
8. All of the pages should have a title block that should read "Final Plat being a Replat of the
Woodlands of College Station Subdivision"
9. Provide the number of lots in the Subdivision.
10. All of the lots need to be renamed with an R at the end to note that they are replatted lots.
11. The Original Plat need only be noted on the plat, not in the title block.
12. Provide notes from the original plat.
13. Provide note defining the maintenance and ownership responsibility of the access
easements.
14. Is note 1 necessary? All of the water and sewer easements are defined graphically.
15. There is an easement on Lot 3 with a line called W126 which we believe was for a 2-inch
irrigation meter that was relocated. If it has, please confirm and relocate the easement
appropriately.
16. For the PUE crossing Lot 2 on the southeastern most end, there is an easement for the
waterline that goes out to 2818. This line was relocated as a field adjustment. Please
confirm the easement dedicated follows the field construction.
17. In an effort to get these comments out, we are sending this issue out unresolved, however,
we are currently waiting to confirm with electric that a centerline easement is adequate.
