The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Two (2) revised site plans One (1) landscaping plan One (1) 11x17 grading and erosion control plan If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Page 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: KFC (SP) — 07-00500178 PLANNING 1. It appears that most of the proposed changes are not located on your property. The owner of that property needs to be party to the application. 2. Please provide fax number or mailing address for property owner so that I can send comments to him as well. 3. Please provide the following information in the title block of the site plan: legal description, name, address and phone number of applicant and owner/developer, date of submittal, and total site area. 4. Please include the ownership of all adjacent properties on the site plan. 5. Please clearly indicate what is existing and what is proposed. I cannot tell from the site plan provided. I need this information to determine compliance. 6. Please provide detail for the adjacent areas. How do the improvements tie into the existing parking lot? Where is the curb cut and does this affect throat length? Etc. 7. Will there be any work in TxDOT right-of-way? 8. Please provide setback of site paving to TxDOT right-of-way. 9. Is any curbing proposed? Provide curb detail. 10. Is any pavement proposed? Provide pavement detail. 11. The minimum drive aisle width is 23 feet. 12. Is the edge of the drive aisle curbed? This is unclear. 13. Please include square footage of parking islands. 14. What parking is designated for this use? 15. The setbacks you have shown differ from those shown on the filed plat for the property. Please explain. 16. Please provide topographic information since some will be changing because of added curbing, etc. 17. Please show sidewalks adjacent to the property. 18. Our Non-Residential Architectural standards require bicycle facilities. Do these already exist on site? Please show location. 19. Are changes proposed to the drive-thru area? 20. Please include the overall building height on the site plan. 21. It appears that signs were recently installed on your building without building permit approval. The signs do not appear to meet City code. Please submit a sign permit application for the signs. 22. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 23. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Please submit a landscape plan, as it appears that existing vegetated areas are being disturbed and that new landscape is proposed. 2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 3. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. SANITATION 1. Sanitation is ok with this project.
