The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached; One (1) revised site plan; One (1) landscaping plan; and Easement Dedication Sheet and required documents (please allow 4 weeks to process). Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Page 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: GREENS PRAIRIE CENTER PH 5 LOT 2 BL 7 (SP)— 07-00500179 PLANNING 1. Revise the site plan so that all of Lot 2, Block 7 is included within its limits. 2. If there are portions of the Lot to remain undeveloped/undisturbed, separate the lot into phases so that undeveloped areas are in future/other phases. 3. Revise Note 2 on the site plan to include the Corridor Overlay (OV) district. 4. This Lot is within Phase 5 of Greens Prairie Center. Phase 5 has been determined to be a building plot that will need to meet the additional standards in Section 7.9.E of the Unified Development Ordinance (UDO)for building plots in excess of 50,000 gross square feet. 5. Revise Note 10 to state vehicle trips generated by proposed and future development may be incorporated into a TIA for Greens Prairie Center at some future time. Revise General Note 3 on the landscape plan to include the Corridor Overlay (OV) district. 3. Revise the numbering for the General Notes (the last two). 4. All calculations round up, 17 streetscape trees required along State Hwy 6. Please revise. 5. Please revise the Landscape Plan to comply with UDO Section 7.9.E.3. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Additional easements may be required as a site plan develops. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. What is surface treatment of overflow spillway? The surface treatment of the spillway and its discharge path shall give due regard to maintenance. 3. Are you indicating that the emergency spillway will only operate for design storms in excess of 100-yr, or under plugged outlet pipe conditions? Response to (dated August 9, 2007) ENGINEERING COMMENTS NO. 2 1. Why is the emergency overflow not discharging at same location of outfall? Provide flow pathway for emergency overflow. The location has been moved and a rock rip-rap channel provided below the emergency overflow. 2. What is surface treatment of overflow spillway? The surface treatment of the spillway and its discharge path shall give due regard to maintenance. The top of the overflow will be grassed, except for the last two feet where water begins to cascade down the backside of the spillway. That portion of the overflow and the pathway down the slope shall received rock rip-rap. This is shown on the revised plans. 3. Drainage easement is required for outflow to recognized drainageway. The developers of this property have been unable to reach an agreement with the downstream property owner for a drainage easement. Since this was not possible, we have devised a system that will effectively return flow from the detention pond to sheet flow. The system shown on the plans uses a curb at a uniform height across its entire length to evenly release water onto the adjacent site in much the same manner as it is currently flows prior to any development. 4. Are you indicating that the emergency spillway will only operate for design storms in excess of 100-yr, or under plugged outlet pipe conditions. That is correct. The pond and the outlet control structure are designed to handle all design storms up to and including the 100-year event. The emergency spillway will only be operative when the outlet structure is blocked or during rainfall events in excess of the 100- yr design storm. 1 1101 Texas Avenue, P.O. The following page is a list of staff review comments detailing items that need to be addressed. The next submittal will be the third and final review by staff for this round of reviews. If all items have not been addressed on the next submittal, another $200 processing fee will need to be submitted for the subsequent set of three (3) reviews.
