PLANNING
1. Who will be maintaining the common areas? Please add a note to the plat with this detail.
2. Our GIS Staff has indicated that the metes and bounds of this plat does not close. Please adjust the plat
accordingly.
3. Please be advised that according to Section 12-I.1 of the City's Subdivision Regulations requires that
every lot in a rural residential subdivision must have access to a public or private street. It appears that
the Dougherty tract does not meet this requirement. Please revise to see that this lot meets that standard.

BTU COMMENTS
1. Notes 13 and 14 are a little misleading. The electric service for these lots will come from the front of the
lots. However,we will use some of the side lot easements for some of our electric distribution lines.

Saddle Creek Final Plat
1. Please submit full set of construction documents: streets,drainage, etc.
2. Please submit drainage report.
3. The reports and construction document submittals should be the same for the county and College
Station.
4. (Sheet 4 and 5) Please verify that a flushing appurtenance is not needed at the low points in these
lines.
5. (Fire Flow) Please verify that the fire flow test was done in accordance with the NFPA 291 Chapter
4 standards.
6. (Fire Flow) A fire flow test will need to be performed and submitted upon completion of the line to
verify the constructed system meets the BCS minimum design guideline requirements.
7. (Final Plat and Construction Documents) Brazos County will need to review the final plat as well as
the full set of construction documents and reports. We will forward these as soon as we receive
them from the county.
8. (Final Plat) Please add a note that defines the slope and drainage easement maintenance
responsibilities. It is my understanding that the county will not maintain drainage easements;
therefore it may be appropriate for the HOA to maintain these.
