MINIMUM SUBMITTAL REQUIREMENTS
If a petition for rezoning is denied by the City Council, another application for rezoning shall not be filed within
a period of 180 days from the date of denial, except with permission of the Planning & Zoning Commission or.

1.) List the changed or changing conditions in the area or in the City which make this zone change necessary.
As the City of College Station continues to grow to the south, the demand for (C-1)
Commercial Lots is increasing. As a result of development of surrounding properties, current
zoning (M-1) for Light Industrial does not represent the highest and best use of the property.
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
The zone change Is in accordance with the City's Comprehensive Plan.
3.) List any other reasons to support this zone change.
The Existing Hospital, other commercial tracts and medical offices surrounding this property,
as well as, its close proximity to a major arterial (SH 6) and major collectors (Longmire Drive
and Graham Road) dictate that the highest and best use of the property Is as C-1 Commercial
Zoning District.
The applicant has prepared this application and supporting information and certifies that the facts stated herein
