1. Please clearly label the PUEs. The yellow line does not show up on our copy. It may be
appropriate to dimension and label the PUEs throughout.
2. Please provide the 20-ft PUE, shared between Lot 1, Phase 4, Block 5, and it
surrounding lots.
3. Please correct the temporary turn around easement, as the 40-ft should be labeled as a
radius dimension.
4. Please dimension the actual intended drainage easement area between Lot 13 and 14
of Phase 1, Block 2.
5. Please dimension and label the easement needed to loop the water main back to Rock
Prairie as a proposed easement. If a PUE exists please provide volume and page.

rear of all lots that do not but up to a right-of-way or that back up to other lots, as well as the
16-foot PUE along the streets that was requested from BTU.

of water line coverage alignment.

PLANNING
1. The metes and bounds description does not close.
2. The Preliminary Plat needs to reflect the entire parent tract (configuration the property was in
when it came into the City of College Station's E.T.J., which was 1977)
3. A mylar of the approved Master Plan is required to be turned in prior to the Preliminary Plat
going forward.
4. Please provide street names (Street names will be approved through Brazos County 911).
5. The most northern entrance to the subdivision is exceeding the 1500 foot block length
requirement. A variance request will need to be submitted or the block length will need to be
adjusted to meet Section 12-K.2 Block Length in the Subdivision Regulations.
6. Section 12-1.3 Relation to Adjoining Street Systems in the Subdivision Regulations. This will
require two stub outs to the adjoining property to the south, one to the east and two to the
north. (Rick- Please call for clarification)
7. The southern entrance to the subdivision will need to line up with Britt Rice driveway or meet
opposite adjacent spacing in Section 7.3.g of the Unified Development Ordinance.
8. Lot 1 of Block 2, Phase 1 needs to be labeled as Common Area and Drainage Basin and not
identified as a lot.
9. Please identify rear lot lines for lots 5 and 9 of Phase 1, Block Two in reference to the
Floodplains and Streams area. It is unclear where these property lines are in comparison to
the zoning boundary.
10. Block Five, Phase Four will need to be identified with a lot number.
11. Please provide a 20-foot public utility easement along the rear of all lots that do not back up
to a right-of-way. In areas where lots back up to other lots within this subdivision a 10-foot
PUE may be dedicated from each lot. Additional PUE should also be provided for the "FW"
main where needed.
12. Please remove building setbacks from the plat, as setbacks are subject to change through
U.D.O. amendments from time to time.
13. Please provide the appropriate documentation for the abandonment of the Oil/Gas Well.
Please show the location of the Oil/Gas Wells on the Preliminary Plat.
14. The first stub out to the right in Phase 1 exceeds 100-feet. A temporary turn around will be
required or shorten the length to 100-feet.

1. Please illustrate easements that the proposed "FW" water main will be located in.
This should include the easements used to make the off site water main
connections for looping.
2. The "FW" main should be extended down all ROWs.
3. Please label the size of the proposed "FW" main.
4. Where will the detention ponds for this subdivision be located?
5. FYI — Point discharge from a detention basin may require an off site agreement
from adjacent property owners.
