INDIAN LAKES rHASE 1 (5-R /6-R) — REPLAT
RESPONSE TO STAFF REVIEW COMMENTS
PLANNING
1. See attached revised Replat.
2. The current owner of Lot 5-R is out of state on business and will return this week. They will pay
their taxes for the year and secure a "paid in full" tax certificate.
3. Lot 5-R is currently owned by Jorge Bermudez. The tax certificates previously provided are for
Lot 6-R and the small portion of unplatted land outside the boundary of Phase 1 that will be
included in the new boundary of Lot 5-R by way of this Replat. The signature blocks are correct
regarding ownership of the property.
4. See attached revised Replat.
5. See revised Replat and Preliminary Plat.
6. This item pertains to drainage ways that currently exist or may exist in the future in accordance
with our development's environmental impact regulations. Refer to Deed Restrictions for
explanation of drainage ways.
7. This property was part of a Vacating/Resubdivision Plat in 2004. This is the first Replat for Lots
5-R and 6-R since that time.
ENGINEERING 2� �� ""
1. The HOA Common Area also serves as a utility easement. There is also a utility easement that
will need to remain along the former boundary line between 5-R & 6-R due to the existence of an
underground electrical line. Refer to the revised Replat for location.

Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review
comments detailing items that need to be addressed. If all comments have been addressed and the following
information submitted by Thursday, December 28th, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission meeting scheduled for January 18th, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
One(1) 24"x36"copy of the revised final plat;
Sixteen (16) 11"x17" copies of the revised final plat;
One (1)Mylar original of the revised final plat;and
One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov
and awelsh@cstx.gov;and
Upon receipt of the required documents for the Planning& Zoning meeting,your project will be considered
formally filed with the City of College Station. Please note that if all comments have not been addressed your
project will not be scheduled for a Planning& Zoning Commission meeting. Your project may be placed on
a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has
been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site

212.014 Replatting Without Vacating Preceding Plat
A replat of a subdivision or part of a subdivision may be recorded and is
controlling over preceding plat without vacation of that plat if the replat:
(1) is signed and acknowledged by only the owners of the property being
replatted.
(2) is approved, after a public hearing on the matter at which parties in
interest and citizens have an opportunity to be heard, by the municipal
authority responsibility for approving plats; and
(3) does not attempt to amend or remove any covenants or restrictions.
