The metes and bounds description does not close,also needs to be tied to a monument or known platted point. 2. Provide document stating Smiling Mallard Development is the acting agent for Jorge Bermudez the owner of Lot#5, signed by Jorge Bermudez. 3. Phase IIIc needs to be included with another phase in order to meet the intent of the ordinance of providing a connection to abutting unplatted property. The existing proposed phasing does not ensure the extention of Mesa Verde Drive. In addition, if Phase IIIc is not platted with another phase, it may result in an unplatted remainder parcel less than the 10 acres required by Brazos County and LGC 232. Please include this lot with Phase IIIb. 2. Public Drainage Easements may be required on culverts crossing roadways for maintenance. Construction documents submitted with Final Plat will determine the need and size. 3. A 20' PUE is required on the rear of lots abutting unplatted property. You indicate on the Vacating and Final Plat that the HOA Common Area is also a 20' PUE. My records do not show the PUE. 4. Brazos County comments are pending.
