Project: GAMMA PHI BETA SORORITY REMODEL—06-00500248
PLANNING
1. Provide a locator or key map on the site plan.
2. As per the checklist, provide a complete title block, including address, legal description, and contact
information for the owner, etc.
3. Provide a North arrow.
4. Provide the ownership and current zoning of the parcel and the abutting parcels to the south and west.
5. Label the setback lines. Also, as per the Unified Development Ordinance Article 5.2, the front setback
may be reduced to 15 feet when side yard or rear yard parking is provided,as is the case.
6. Show and/or label all existing sidewalks.
7. Calculate and provide the required parking on the site plan. Also provide the gross floor square footage
for the entire building and the meeting room.
8. All parking spaces are not 9'x 20',please label and revise accordingly.
9. Label the general utility easement on the western boundary of the property, apparently recorded as Vol.
408,Pg 241.
10. As per the Fire Department,verify that the FDC is within 150' of the fire hydrant located on Dominick
Drive,measuring the distance along the curb of the street where the hose would lay.
11. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from
view or isolated so as not to be visible from any public right-of-way or residential district within 150' of
the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the
building architecture and scale to maintain a unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a
perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback,rights-
of-way,and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle
Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.

PLANNING
1. Label the zoning of the parcel and the abutting parcels as R-6.
2. In the parking analysis, revise 45 Bedrooms to 45 Persons, the unit for which Sorority House parking is
based.
3. The following labels on the first submittal appear to have been left off of the second submittal and
should be reapplied: 1) Raised Stone Planter (New), 2) "(New)" labels for proposed front sidewalk and
Patio/Garden Area,3) outline,label,and dimensions for 6' cedar fence around dumpster.
