Please rename the name of the site plan to "Phase Zero: Kohl's/Culpepper Box Culvert &Utility Relocation." 2. Please be aware that when approved, this site plan will only be approved for the box culvert and utility relocations. Other site requirements will apply and will be required when the full redevelopment site plan comes in for review. 3. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. Reviewed by: Crissy Hard, Staff Planner Date: November 16, 2006 MISCELLANEOUS 1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS NO. 2 1. If you do not plan on dedicating the appropriate easements at this time, a blanket utility easement must be dedicated prior to construction plans being released. The appropriate easements must be dedicated prior to the easement abandonment being forwarded to legal and council. I would recommend that the easement abandonment and dedication process begin as soon as possible. 2. (CLOMR) As stated in Chapter 13: Flood Hazard Protection Ordinance, Section 5.C, "If modification of any watercourse is involved, an effective Conditional Letter of Map Amendment shall be on file with the Administrator prior to any development." 3. FYI: (Sheet 1) I realize verifying fire hydrant coverage is not a requirement under this "Box Culvert and Utility Relocation" project, however verifying that the appropriate infrastructure exists at this point may save time at Site Plan. Using Table C105.1 from the Fire Code, it appears the proposed structure will be required to be within 300-ft drive-able fire lane and 150-ft arc length of 3 fire hydrants. The proposed fire lane layout does not allow for any of the existing hydrant to the west of the Kohl's building to meet this requirement (the 3rd required hydrant),please modify. 4. (Sheet 02 and 04) Please quantify why the sanitary sewer service for the adjacent building can not be routed toward George Bush East. As currently designed the box NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. (Sheet 5) The water demands and water meter illustrated on the Site Plan (Sheet 01) are equal to a 1.5-in meter, however on this sheet the water meter is shown to be a 2-in meter. Developer provides temporary blanket easement for construction purposes. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per city specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per city specs and design. 7. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan email to sweido(aicstx.gov 9. Developer provides load data for project. 10. Sanitation staff met with Veronica Morgan at Morgan and Mitchell to discuss the dumpster locations for this complex. 2. Veronica will revise site plan to show dumpster relocations and addition of dumpsters that were addressed by sanitation.
