Fitch Parkway. Applicant: Steve Arden, developer/owner Staff Recommendations: Staff recommends approval of the preliminary plat. Item Summary: The applicant is proposing to plat the subject property to continue the single- family residential development in this area. Comprehensive Plan Considerations: The Comprehensive Plan identifies this area as Single Family Residential, Medium Density. The property is accessed via Hofburg Drive, which connects to Phase 11 of Edelweiss Gartens, which connects to William D. Fitch Parkway, a highway on the City's Thoroughfare Plan. The Preliminary Plat is in compliance with the City's Comprehensive Plan, the Unified Development Ordinance, and the Subdivision Regulations. Item Background: The subject property was annexed into the City limits in 1995 and subsequently zoned A-O, Agricultural Open. The property was rezoned in 2003 to R-1, Single Family. The property is part of the Edelweiss Gartens subdivision which has been platting since 2003. Recent development activity in this area includes the platting of Southern Trace, Sonoma, and Phase 12 of Edelweiss Gartens. Additionally, a rezoning request for R-1, Single Family was recently approved by the City Council along Renee Lane. Budgetary & Financial Summary: None Related Advisory Board Recommendations: Parkland Dedication of 13.6 acres for the entire Edelweiss Gartens has previously been dedicated with Phase 8. A Parkland Development Fee for 31 single family lots has been administratively approved. Commission Action Options: The Commission has final authority over the preliminary plat. The options regarding the preliminary plat are: • Approval • Denial INFRASTRUCTURE AND FACILITIES Water Service: The subject property will be supported by an 8-in water main which is being constructed to support the adjacent Phase 10 of Edelweiss Gartens. Sewer Service: The subject property will be supported by a 6-in sanitary sewer main which is being constructed to support the adjacent Phase 10 of Edelweiss Gartens. Streets/Access: The subject property will take access to the future Lambermont Drive and the future Hofburg Drive Off-site Easements required for plat: None known at this time Drainage: The subject property will be required to meet the City's minimum design standards.
