PLANNING: (Reviewed by Jason Schubert; Date: October 9, 2006)
COMMENT#1: Revise plat to reflect a 100' per inch or larger scale.
ACTION: This has been revised on the attached drawing.
COMMENT#2: The vicinity map scale should be reduced to show a wider perspective with a
north arrow included.
ACTION: This has been revised on the attached drawing.
COMMENT#3: Add chord bearing and length so that the plat may be checked for closure.
ACTION: This has been revised on the attached drawing.
COMMENT#4: Provide the lot width and/or lot depth dimensions for all proposed lots.

COMMENT#1: Please illustrate the PUE located at the rear of Lots 15-27, Block 41 as a
proposed '10ft PUE' as the other 10-ft PUE was dedicated with Block 41.

these phases will be submitted in the future.
COMMENT#2: Please make the water main connection along Lambsburg Ln. connecting the 3
dead-end lines.

COMMENT#7: Has the location of the existing pipe line located west of the proposed Newport 40411
Lane extension been field verified? Our mapping indicates the pipe line may o ,,A
encroach on a portion of Ph 10 & 11 of this proposed development. J y �5
ACTION: According to the original Land Title Survey, the pipeline does not cross the P 3�rvd
boundary of the Shenandoah Subdivision. To my knowledge the pipeline has �r),,,`�
been abandoned. A portion of the pipe has been removed throughout the
Alexandria, Westfield Village and Reatta Meadows Developments.

COMMENT#8: Please illustrate the apron for the Hayesville Ct. extension into the adjacent
property.
ACTION: The revised drawing shows the apron on the Shenandoah property. The
remainder of the apron will have to be built with the adjoining development.
COMMENT#9: I have attached the survey that was done by the COCS regarding the needed
ROW dedication required for the Barron Rd. expansion. Please verify that this
survey matches your proposed ROW dedication.
ACTION: The proposed ROW dedication matches the field notes you provided.

SUBJECT: Shenandoah Phases 10&11—Preliminary Plat
Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list of
staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, October 25, 2006 at 5:00 p.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for November 2, 2006 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) 24"x 36"copy of the revised Preliminary Plat;
Sixteen (16) 11"x 17"copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed, your project will be pulled from the scheduled Planning & Zoning Commission
agenda. Your project may be placed on a future agenda once all the revisions have been made and
the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and
staff report can be accessed at the following web site on Monday the week of the P&Z meeting.
