The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Seven (7) complete sets of construction documents for the proposed development with the revised site plan attached (one set will be returned to you, please submit additional copies if you want more than one approved set) Two (2) revised site plans One (1) 11x17 grading and erosion control plan One (1) complete Development Permit Application Other engineering documents as described in the comments. Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Page 1 of 2 4 STAFF REVIEW COMMENTS NO. 1 Project: AUDIO VIDEO ADDITION (SP)— 07-00500187 PLANNING 1. Revise the owner information and zoning for the property to the northeast of the proposed addition. 2. It appears that the area of the new addition is labeled as Concrete Drive. Please revise. 3. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. 4. As per conversation, please illustrate proposed sidewalk along the rear of the building. 5. Please note that prior to obtaining a Certificate of Occupancy for the proposed addition, the buffer yard area along the northern property will be inspected for compliance with the previously approved Landscape Plan. 6. With the existing buffer yard, the proposed building elevations are acceptable. Reviewed by: Jason Schubert Date: August 13, 2007 ENGINEERING COMMENTS NO. 1 1. Please submit Development Permit and Fees. 2. Please submit erosion control plan. 3. Please submit fire flow report, specifically addressing the Fire Code Tables B105.1 and C105.1. 4. Please submit drainage letter addressing the added flows from the addition and available capacity in the existing system. 5. FYI — In response to Don Lys's off-site concerns from our July 26, 2007 meeting, I have put River Ridge Townhomes on notice that they will need to place a retaining wall near their southwest property corner abutting the Audio Video site with the construction of the final phase of River Ridge Townhomes. The final phase of River Ridge Townhomes has currently requested a development permit to begin construction activities. I would recommend that the 2 parties coordinate construction activities to expedite the conflict resolution.
