SUBJECT: HORSE HAVEN ESTATES (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, August 22nd at 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for September 6th at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised final plat;
Seventeen (17) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

STAFF REVIEW COMMENTS NO. 1
Project: HORSE HAVEN ESTATES (FP) - 07-00500188
PLANNING
1. The tax certificate provided indicates a property owner that is not listed on the application.
Please include the property owner on the application. This property owner must also be
reflected in the Ownership & Dedication certificate on the plat and in the title block of the
plat.
2. The title block should read "Final Plat of Lots 2B-1, 2B-2 and 2B-3 Horse Haven Estates
Subdivision, being a Replat of Lot 2B Horse Haven Estates Subdivision.
3. The original plat should be to scale.
4. Note 2 states that the property is currently zoned A-O Agricultural-Open. The property is
actually zoned C-1 General Commercial.
5. Note 3 is incomplete; please complete it or remove it.
6. Please change the ownership and dedication certificate to reflect what is shown in the
Subdivision Regulations (ie: don't include a vol. and page for when the property was
transferred).
7. Why has the note regarding building plot not been carried over from the original plat?
8. Switch Station is not currently a right-of-way, as shown on your replat.
9. FYI - Switch Station is not currently improved to a level where development or the public
may access this roadway.
10. Sidewalks are required on roadways in excess of 50 feet of right-of-way. If you do not wish
to provide sidewalks, please submit a variance request.
11. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

TxDOT
1. No additional access to SH 6 will be allowed.
2. Appropriate data, including drainage will be required for any future work/permits in the ROW @ this
development site.
3. Will have shared access with Lot 2A Horse Haven Estates.
ENGINEERING COMMENTS NO. 1
1. As you know, the minimum sewer grades are based on minimum velocities flowing full.
Several of subject lines are depicted with there estimated ultimate flows as they will not be
extended; however, the associated velocities do not achieve the local or state minimum
flushing velocities of 2.5 fps or 2.0 fps, respectively. Grades on this project appear
adequate to achieve more desirable velocities. Please revise accordingly.
2. As site development occurs on each of these 3 lots, drainage reports will need to be
submitted to address the conditions and constraints set forth with the Gander Mountain
drainage report and associated drainage improvements.
3. Storm water management requirements are as follows, any questions may be directed to
Donnie Willis, CoCS Drainage Inspector, at 979-764-6375:

Storm Water Discharges from Small Construction Activities
The Texas Commission on Environmental Quality has issued a general permit for construction
activities under the Texas Pollution Discharge Elimination System. The general permit
(TXR150000) is for construction activities disturbing at least 1 but less than 5 acres or is part of
a common plan of development disturbing at least 1 but less than 5 acres.
You will need to follow these steps to discharge storm water from your construction site to the
City of College Station's Municipal Separate Storm Water Sewer System (MS4):
1. Read the general permit(TXR150000) to make sure it applies to your situation.
2. Adhere to the requirements of the general permit (TXR150000).
3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with Part
Ill of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to the
operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm
water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned,
designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to discharge storm
water.
No notice of intent (NOl), notice of termination (NOT), or fee is required under this option—as
long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2008.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
