The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, August 20, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, Thursday, September 6, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat or application for variance request; Seventeen (17) 11"x17" copies of the revised final plat; Easement Dedication Sheet for Temporary Blanket Easement; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. In order not to provide the 10' PUE at the rear of the lot, please submit a variance request for Section 8-1.2 of the subdivision regulations. 2. Provide tax certificates for the property. Reviewed by: Jason Schubert Date: August 13, 2007 TxDOT 1. Access driveways to SH 6 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or more the required spacing between access points is 425'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Appropriate data will be required for any future work/permits in the ROW @ this development site, which should include drainage data, etc. Reviewed by: Karl Nelson Date: August 10, 2007 ENGINEERING COMMENTS NO. 1 1. Please provide a 10-ft PUE at the rear of the lot. 2. Please submit letter of acknowledgement from bcsunited.net 3. Please verify that the minimum 5-ft of cover is being maintained. 4. FYI - TxDOT has recently updated their Utility Permit Application, please re-submit. Please provide 5 sets of the permit with supporting documentation/construction documents. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and/or devices and will extend as required. 5. If conduit does not exist at designated transformer or device, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). QUESTION: In order not to provide the 10' PUE at the rear of the lot, please submit a variance request for Section 8-1 .2 of the subdivision regulations. ANSWER: We have interpreted that the south property line is the "rear" property line and have provided a ten (10') utility easement at this location. We have assumed that this location is preferable to everyone because it will follow the "main drive" into the project and therefore an excellent location for a utility corridor. We have also assumed the provision of this easement will allow us to proceed without a variance request. 2. QUESTION: Provide tax certificates for the property. ANSWER: We received the electrical "proposed" route on Friday afternoon from Gilbert Martinez. We have concerns with the route and would like to have time to coordinate again with electrical on Monday. We will add any easements necessary for service but we believe there is another route that may be preferable to the one sent to us. We have provided a blanket easement to cover the electrical installation in the meantime. We would like to add the easement to the plat if there is time prior to the Planning & Zoning Commission meeting, otherwise it will be provided by separate instrument. GENERAL ELECTRICAL COMMENTS 1 .
