The stone pilasters on the west elevation project out 6" from the brick surface. 3. The "recessed entries" are recessed into the building structure. The depths vary at different locations from 4'-0" at the entry noted on the south elevation, to 9'-7" at the entry on the north end of the east elevation. QUESTION: Please note that the Painted Plaster by itself is not an allowable type of material. To be used, it must simulate Stucco/EIFS as described in Section 7.9.B.3.b.1 of the Unified Development Ordinance (UDO). A material sample would be needed to verify compliance. ANSWER: Plaster is stucco. 4. QUESTION: Two MRI units are illustrated at the rear of the building. What do these consist of? ANSWER: Please refer to the attached cut sheets. LANDSCAPING/STREETSCAPING 1. QUESTION: The scale does not appear to be accurate. Please revise. ANSWER: The scale has been revised. 2. QUESTION: Only trees within 50' of the property line along the SH 6 right-of-way can be counted as streetscape trees. Please revise the number of Street Trees Provided to reflect this. It appears that there are still enough to meet the streetscape requirement. ANSWER: The number of street trees has been revised to count only those within 50' and also to include existing trees which came in on a tree survey since the last submittal. O ' On ENGINEERING COMMENTS NO. 1 1. QUESITON: Please submit 5 sets of the TxDOT driveway permit and 5 sets of the supporting documentation (which can be 11x17). Please contact TxDOT for a copy of the most up to date driveway permit. ANSWER: The permit previously submitted is the correct permit per TxDOT. We have resubmitted five copies of the permit with the associated 11x17 drawings. 2. QUESTION: Will the construction of the water main associated with the final plat take place prior to the infrastructure construction associated with the site plan? ANSWER: No it will not, it will be constructed concurrently. 3. QUESTION: Please submit the easement dedication application and all associated supporting documentation for the dedication of the specific PUE required for the off-site sanitary sewer extension. ANSWER: These are currently being written and they will be coming later this week. 4. QUESTION: Please dedicate the private drainage easement for the off-site private storm extension; this private easement should explain ownership and maintenance responsibilities. Please provide documentation that this private easement has been executed. ANSWER: We need to discuss this issue with staff. Please call so that we can set up a time to visit. 5. QUESTION: Please provide Technical Design Summary, which can be found in the Unified Stormwater Design Guidelines. ANSWER: Per our conversation we agreed that the Executive Summary and traditional prose drainage report was sufficient. 6. QUESTION: Storm water management requirements are as follows, any questions may be directed to Donnie Willis, CoCS Drainage Inspector, at 979-764-6375: ANSWER: Acknowledged. Storm Water Discharges from Small Construction Activities The Texas Commission on Environmental Quality has issued a general permit for construction activities under the Texas Pollution Discharge Elimination System. The general permit (TXR150000) is for construction activities disturbing at least 1 but less than 5 acres or is part of a common plan of development disturbing at least 1 but less than 5 acres. You will need to follow these steps to discharge storm water from your construction site to the City of College Station's Municipal Separate Storm Water Sewer System (MS4): 1. Read the general permit (TXR150000) to make sure it applies to your situation. 2. Adhere to the requirements of the general permit (TXR150000). 3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with Part III of the general permit (TXR150000). 4. Sign and post a construction site notice. 5. At least 2 days before beginning construction, provide a copy of the site notice to the operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm water will be discharged. A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned, designed or used to collect or transport storm water. As long as you meet the conditions of this general permit, you are authorized to discharge storm water. No notice of intent (NOI), notice of termination (NOT), or fee is required under this option—as long as the requirements of this general permit are followed. This particular general permit will expire at midnight on March 5, 2008. QUESTION: Developer provides easements for electric infrastructure as installed for electric lines (including street lights). ANSWER: We will work with electrical to determine these easement locations. 2. QUESTION: If applicable, the following easements will be required: 20' Easement from existing OH electric line to back of property as discussed with Veronica Morgan 8/17/07. ANSWER: This is not applicable any longer. This easement route is now going down the driveway. GENERAL ELECTRICAL COMMENTS 1. QUESTION: Developer installs conduit per City specs and design.
