The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Tuesday, September 4, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, Thursday, September 20, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Seventeen (17) 11"x17" copies of the revised final plat; Easement Dedication Sheet; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: ANIMATE HABITAT PH.1 (FP) - 07-00500197 PLANNING 1. As submitted, a variance request will be necessary to Section 8-M of the Subdivision Regulations for the sidewalk not being provided along SH 6. Please revise the preliminary plat application (project 07-196) so that the variance request is not necessary or submit a variance application with that application. 2. Please note that the proposed development is located within impact fee area 97-02B. I assume the construction documents previously submitted on 8/9/07, were intended to support the above mentioned development permit for the Animate Habitat, Phase 1, Lot 1, Block 1 Final Plat. ..e./ Please revise the overlap conflict with the proposed 30-ft PUE and the Pipeline Easement. The City requires first right with all proposed PUE dedications. ir Please revise "30' PDE" as this should be dedicated as a private drainage easement with private ownership and maintenance. ," Please remove PDE (Public Drainage Easement)from notes. /�"/" Please provide volume and page of the proposed off-site private drainage easement. �• Please provide ownership and maintenance responsibilities for the proposed Private Access Easement. r. (Sheet 3) It appears there is a valve missing from Inset A, please revise. 2. (Sheet 3)Water Line WA-1 needs an additional valve. 3. Please revise the proposed 10-ft PUE to a 15-ft PUE as the preliminary plat illustrates and the design guidelines require due to the depth of the proposed sanitary sewer main. 4. Please submit letter of acknowledgement. 5. Please submit engineers cost estimate. Reviewed by: Josh Norton Date: August 27, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 2 of 3 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to: breadcstx.qov. 9. Developer provides load data for project. 10. This item does not need to be addressed prior approval of the Final Plat at the Planning & Zoning Commission meeting.
