SUBJECT: BIRD POND ESTATES (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Wednesday, September 19, 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, October 4, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Parkland Dedication in the amount of $12,232 must be submitted prior to the
filing of the final plat;
Signed and executed off-site easement needed for Phases 1 and 2;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will
be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all the
revisions have been made and the appropriate fees paid. Once your item has been
scheduled for the P&Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the week of the P&Z meeting.

ENGINEERING COMMENTS NO. 2
1. FYI — The offsite easement issues we are working on will need to be resolved.
2. Please submit the broken out construction documents specifically for Phase 1.
3. Please provide a note on the final plat explaining the ownership and maintenance
responsibilities of all common areas. It is not necessary to resubmit all of the required
copies of the plat that are required for the meeting for this note. We will condition staff's
recommendation for approval on this comment and ask that you add the note on the mylar.

Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Tuesday, September 4, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, September 20, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Seventeen (17) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of $12,232 must be submitted prior to the
filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov.

4. Our GIS Staff has noted that the metes and bounds of this plat do not close. Please revise.
,/2. Please specify the owner of the property in the title block.
1 3. Please add Thirumala Enterprises, LLC to the application and to the owner certificate
signature block on the plat as he is a property owner.
14. Staff has identified two other properties and property owners that are included on the plat,
but tax certificates have not been provided. Please provide all required information and
adjust the owner certificate signature block on the plat as necessary for:
• R29597 — Owner: Edward Kelley
• R10653 — Owner: Kathryn Chenault
/5. Please label the zoning on the plat as A-OR and A-O where appropriate.
Add the number of lots in the title block.
✓7. Please relabel all `temporary turnaround easements' as `temporary turnarounds' and update
Note #8 accordingly.
/8. The size of the lots is different than the acreage labeled on the preliminary plat. Please
compare the two documents and explain or revise accordingly.
9. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. Please dedicate the off-site 20-ft PUE that is illustrated in Phase 2. This dedication could be
done by a blanket easement for the entire future phase or by a specific easement dedication
by separate instrument. In either case the City of College Station standard easement
dedication application should be used.
2. The off-site PUE dedication application has been forwarded to our legal department for
review. As previously mentioned this easement must be executed prior to this project going
to P&Z.
3. Please revise Note 13, as the City of College Station public water main is being extended to
provide fire flow and a Wellborn water main is being extended to provide domestic service.
4. Please note all private drainage easements as "Private".
5. The landscape easement should be dedicated as a common area and the ownership and
maintenance responsibilities should be illustrated.
6. The construction documents will need to verify that the pavement for the temporary turn
arounds can be build to the City of College Station minimum standard (ie. pavement width),
within the allotted area.

ADDRESSING
✓1. Due to the temporary turnarounds for Tree Swallow Court and Green Jay Court, the suffix of
the roads needs to change to Drive. Court suffixes are only allowed where there is a
permanent turnaround.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service
area. Customer will have to get with their electric supplier for this area to determine electric
service specifications and requirements.
