The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Tuesday, September 4, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, Thursday, September 20, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Seventeen (17) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of $ must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please revise the arrangement of the Certificates such that the Notary Public is placed directly underneath the Certificate of Ownership and Dedication. 2. It appears that an arrow for the 20' easements along the western property line points to the property line instead of the other extent of the easement. Please revise. 3. The construction documents and reports are still under review and may affect the plat. Reviewed by: Jason Schubert Date: August 24, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. We would like the 5' Public Utility Easements along the Manuel Dr. extension changed to 10' Public Utility Easements. 4. When a site plan for this development is submitted an electric service plan will be provided by College Station Utilities. At that time additional easements may be requested. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread@cstx.gov. 9. Developer provides load data for project. 10. The following is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: One (1) sets of revised construction documents. Have you accounted for the stormwater from existing Manuel Drive? 3. Additional inlet(s) are required on Dartmouth and possibly Manuel per Unified Stormwater Design Guidelines. 4. Add additional ramps on Manuel where the sidewalk ends. 5. Why are you not showing a construction exit (You have also crossed out the Detail)? 6. Inlet protection should also be utilized. Revise the Certificate of the County Clerk to include the language "WITNESS my hand and official Seal, at my office in Bryan, Texas." before the signature line. 2. Remove "Prop." from the 2 10' Public Utility Easements along Manuel Drive. 3. In connection with the pending Oversized Participation request for Manuel Drive, please revise the proposed right-of-way for Manuel Drive to a 50' width with an additional 5' feet on each side labeled as "5' Proposed Roadway Use." The 10' Public Utility Easements on each side of Manuel Drive would still remain. Reviewed by: Jason Schubert Date: September 20, 2007 ENGINEERING COMMENTS NO. 2 1. Why are the CA values different for PA1.1, and PA-1.2 between Exhibit 4 and 8? 2. Why is all of EA-3 not included in post development calculations for PA-1.3? 3. Is the hydraulic grade line at least 0.5 feet below the inlet opening elevation? Not sure how this correlates to "MH Top Upstream". Please provide profiles of hydraulic gradeline. 4. Need to show that flow from 100-yr storm stays within the ROW for Manuel Drive. 5. Since it appears that the 24" line is at capacity, you might want to consider the drainage plan for the Lofts, so if the line needs to be upsized it can be done with this construction.
