Item: Public hearing, presentation, possible action, and discussion on a Final Plat of Lot 1 R,
Block 10 of College Park Subdivision being a replat of College Park Lots 1 & 2, Block 10
consisting of 1 lot on 0.35 acres located at 504 Guernsey Street in the general vicinity of the
southwest corner of the intersection of Welsh Avenue and Guernsey Street.
This item is for a replat located at the corner of Welsh and Guernsey to
consolidate 2 existing properties and an abandoned ROW into a single '(C5ki1kv W
property. The property will include a portion of the Fidelity Street ROW
which was abandoned by Council in 1962.
The property was originally platted in 1923 and was incorporated in to the
city in 1938.
This item is a public hearing. We have received 1 phone call in support of
the replat and 3 inquiry calls.
Staff recommends approval of the replat.

Staff Recommendations: Staff recommends approval of the final plat.
Item Summary: The applicant is proposing to replat the existing 2 lots and the abandoned
Fidelity right-of-way at the corner of Welsh and Guernsey into 1 lot. An existing home is located
on the building plot. The Fidelity Street ROW was abandoned in 1962 by City Ordinance and is
also being platted into the existing lots.
Comprehensive Plan Considerations: The subject tract is identified as Single-Family
Residential, Medium Density on the Comprehensive Land Use Plan. The plat is in compliance
with the Comprehensive Plan, the Unified Development Ordinance, and the City's Subdivision
Regulations.
Item Background: The property was part of the original incorporated area of the City of College
Station in 1938. The property was zoned as District 1 at the inception of zoning in the City of
College Station in 1940. This district became R-1, Single-Family Residential in 1972. The
property was platted in 1923 as part of the College Park Subdivision.
