Box 9960 College Station, Texas 77842 CITY OF COLLEGE STATION Phone 979.764.3570 / Fax 979.764.3496 MEMORANDUM September 14, 2007 TO: Kerr Surveying, via fax 691-8904 FROM: Lindsay Boyer, AICP, Staff Planner SUBJECT: COLLEGE PARK LOTS 1-2, BL 10 (FP-REPLAT) - Final Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If an administrative adjustment is granted, then the replat will be placed on the next available P&Z meeting. Application for Administrative Adjustment for front setback encroachment One (1) 24x36 revised copy of the replat Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481 If you have any questions or need additional information, please call me at 979.764.3570. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 1 of 2 STAFF REVIEW COMMENTS NO. 1 Project: COLLEGE PARK LOTS 1-2, BL 10 (FP-REPLAT) - 07-00500210 PLANNING 1. The existing house extends into the front setback. In order to replat the lot, an administrative adjustment must be granted in order to continue processing. Please submit an application for the adjustment. 2. We have forwarded the issue of the Fidelity street closure to Legal and are awaiting response. The ordinance is not clear as to whether or not the road was closed or abandoned, or who clearly has ownership of that property. If the road has not been completely abandoned, the ROW will be required to be abandoned by City Council in order to plat. 3. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Please verify that the "Remaining Portion of Fidelity Street" has been formally abandoned. If the ROW has not been formally abandoned it will require the formal abandonment by City Council. 2. Why did the "Remaining Portion of Fidelity Street" revert back to this property owner? 3. The City of College Station Utility Department has requested a 10-ft PUE along the front of the lot to cover the existing water main.
