ENGINEERING COMMENTS
1. Please revise comment #9, the comment should be stated as an intention and is pending council
approval. The outcome of the January 25, 2007 council meeting may affect the status of this
preliminary plat on the February 1, 2007 P&Z meeting.
2. Please label common area inside the loop in Phase 4.

PLANNING
1. Please submit a mylar of the approved master plan as soon as possible.
2. Please verify that the colors indicating right-of-way width are appropriately depicted on the plat.
3. Plats may not be drawn at a scale smaller than 1:100'. Please submit the plat at a scale of 1:100'or larger.
The plat submitted for review was drawn at 1:200' and will be acceptable as an index sheet,which will be
required for multiple sheets.
4. Typical lot illustrations are acceptable for the index sheet, but please illustrate PUE's and BSL's on the
subsequent sheets of the plat.
5. It appears that there are five block lengths exceeding the maximum length. Please submit variance
requests for the following:
a. irtioleda Drive—exceeding 15WINIMMIll

c. Boxwood Drive (between Turbinella Way and Currant Drive)—exceeding 1200'maximum

BTU COMMENTS
1. Repeat comment adjusted for new configuration: BTU will need a 20' PUE along the back of the
following lots (only where the subdivision abuts other properties/subdivisions):
a. Block 11,Lots 1-3, 14
b. Block 17,Lots 1-23
c. Block 13,Lot 1 and Lots 22-28
d. Block 20,Lots 1-9

1. Has this development received permission from the City of College Station City Council to extend public
sanitary sewer?If so,please make note of the date the approval was received. If not,this preliminary plat
can not go forward to P&Z until the permission is received.
2. How will the lots along Wisteria Ct. and Silverbell Dr. sewer?
3. Please illustrate PUEs on plat.
4. Please label common area in Phase 4.
5. This preliminary plat is still under review by Brazos County and comments will be returned as soon as
possible. It appears that at least the following issues will require variances from Brazos County:
a. Lot size less than 1 acre
b. ROW width less then 70-ft

2. It appears that the metes and bounds of this plat do not close,please revise.
3. The scale in the title block states that the index sheet is measured at 1":100',but the scale on the
plat states 1":200'.Please revise the scale in the title block or remove it.
4. Please add the city limits boundary to the vicinity map.
5. There are'Block 2'labels in what appears to be intended as Block 5 (see Block 5 of Phases 1 and
1A). Please revise.
6. The lots along the northeastern property line (Lots 6-23) are labeled as both 'Block 13' and
'Block 15'. It seems those lots were intended to be a part of Block 15. Please revise.
7. Please be advised that this preliminary plat will require a block length variance. The maximum
block length for an urban residential development is 1500' and it appears that variances will be
required for the outer block length of Winterberry Drive and the section of Boxwood Drive
between Turbinella Way and Curant Drive. Please provide the appropriate documentation.

1. FYI — A fire flow report and analysis meeting the minimum requirement of the BCS Unified
Design Guidelines must be submitted and approved for this development's Final Plat to go
forward to P&Z. A recent change to the design guidelines requires the fire flow test to be done to
meet NFPA 291 standards.
2. Has this development received permission from the City of College Station City Council to
