Applicant: Mark Homeyer, Property Owner/Developer Staff Recommendations: Staff recommends approval of the Final Plat with the condition that the attached Staff Review Comments are addressed. ETJ Plats - Brazos County's comments and recommendations: None. Item Summary: This item is for the consideration of a Final Plat for 29.56 acres in the City's ETJ. The subject property is being platted as 4 residential lots and is located at the end of Freestone Drive where Peach Crossing Phase One ends. The Preliminary Plat was approved in July 2007 with Subdivision Regulation variances granted for Section 13-C, minimum lot widths of less than 100 feet, and Section 12-1.3, not projecting a street to the unplatted property to the east. Access to the east is provided through an access easement through the property to the north. Comprehensive Plan Considerations: The Land Use Plan identifies this property for Rural Residential development. However, the City has no authority over land use in the ETJ. The plat is in compliance with the Preliminary Plat and Subdivision Regulations. Item Background: The subject property came into the City's Extra-Territorial Jurisdiction (ETJ) in 1992. Freestone Drive, which is classified as a residential street, will be extended to these properties. Freestone drive is a residential street from Peach Crossing Phase One consisting of 48 residential lots that was approved by the Commission in September 2003. The Preliminary Plat for Peach Crossing Phase Two was approved in July 2007.
