SUBJECT: PEACH CROSSING PH 2 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been addressed
and the following information submitted by Monday, September 24, 2007, 10:00 a.m., your project
will be placed on the next available Planning and Zoning Commission meeting scheduled for
Thursday, October 4, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
One (1) copy of the digital file of the final plat via e-mail to sgriffin@cstx.gov; and
The Mylar original of the revised final plat with the owner and County Judge's
signatures (will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made and the
appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and
staff report can be accessed at the following web site on Monday the week of the P&Z meeting.

PLANNING
1. The acreage and dimensions of Lot 13 do not match the preliminary plat. Please revise.
2. In coordination with Phase 1,provide a Block number for the lots of the subdivision.
3. Remove Certificate for"Approval of the City Council." That approval is no longer required.
4. Provide certificate for County approval,which is:

This subdivision was duly approved by the Commissioners Court of Brazos County, Texas, as
the Final Plat of such subdivision of the day of , 20_.

1. No comments have been received as of the date of this transmittal.

BTU
1. BTU has no problem with underground utilities. However, I'm not sure a final plat is where the
statement under General Notes "ALL PROPOSED POWER UTILITY LINES ... " belongs. I'd
like to see that note struck from the plat. That is something that we work with the developer on
based on their wishes.

ENGINEERING COMMENTS NO. 1
1. Please revise line types used for property line and private access easement. As submitted, it
looks like the northern boundary of Lot 11 is the same as Lot 10 and does not include the 70'
strip of access easement.
2. Remove 25'building line.
3. Development Permit not required in the ETJ, money will be refunded.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service
area. Customer will have to get with their electric supplier for this area to determine electric
service specifications and requirements.

PLANNING
1. Revise the title block to state "Lots 10-13, Block 1" after the subdivision name.
2. Remove the "25' B.L." label on the east side of the cul-de-sac.
3. Remove the underlining through the Certificate of the County Clerk.
4. Revise the dimensions on the north side of Lots 12 and 13 to reflect the respective distance.
5. Provide a copy of the existing access easement through the Dansby property to the north.
6. Provide the distances to tie-in to GPS monuments as given in initial submission.
7. Provide the General Notes as in the initial submission, except for the power utility lines note.
