The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 24, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, October 4, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Nineteen (19) 11" x 17" copies of the revised Preliminary Plat Other documents as detailed in the comments. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Indicate whether the contiguous parcels are platted or unplatted. 2. Clarify the meaning of the "30' Wide Partition Tract" and provide the legal documents associated with it. 3. As submitted, a variance request will be necessary to Section 8-M of the Subdivision Regulations for the sidewalk not being provided along Wellborn Road. Please revise the plat so that the variance request is not necessary or submit a letter requesting the variance request along with the $100 fee. Reviewed by: Jason Schubert Date: September 17, 2007 ENGINEERING COMMENTS NO. 1 1. Please illustrate the 12-in water main extension which runs along FM 2154 shown on the Utility Master Plan. 2. The extension of this water main would be a requirement for final plat. This property does fall in the City of College Station water service area. 3. The construction documents and fire flow report for the water main extension would be due at the time the final plat is submitted. However it is our understanding that the Utility Department has plans to extend this water main at some point in the future. 4. Please illustrate all easements required per the utility/electrical department and address all comments. 5. Please verify that 120-ft of ROW for Wellborn Road exists adjacent to this tract. If the required width does not exist please dedicate the appropriate ROW. 6. Is Norton Lane considered to be a public ROW? 7. Does this property plan to take access off Norton Lane or FM 2154? Improvements to Norton Lane may be required if access is needed off Norton Lane. Access to FM 2154 will require a TxDOT permit. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. If applicable, the following easements will be required: a 10' PUE along the east line of the tract, this is the line in common with the Chamblee parcel; a 10' PUE along the south line of the tract, this is the line in common with the Cosimiro and Youm Park parcels. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. If the following information is submitted by Monday, October 22, 2007, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, November 1, 2007, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Submit a revised variance request letter for the sidewalk variance, addressing the four variance criteria found in Section 5 of the Subdivision Regulations. (I apologize for not clarifying initially that these needed to be specifically addressed.) Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station.
