SUBJECT: UNIVERSITY COMMONS PH III (SP)- Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed development
with the revised site and landscaping plans attached;
Easement Dedication Sheet and required documents (please allow 4 weeks to
process);
Revised application and appropriate copies.
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the
revised site plan, please attach a letter explaining the details. If you have any questions or need

PLANNING
1. Provide the correct application. This project requires an Design District Site Plan Application.
Once the site plan meets minimum UDO requirements, it will be scheduled for a DRB
1' meeting.
Provide a key map.
Provide correct legal description. This lot has not been replatted to our knowledge to leave a
remainder of lot 15R-1.
Note the zoning of property and all adjacent properties.

(��. There is insufficient parking to meet the number of units provided on site. Phase 2 required
300 spaces and Phase 3 requires 63 spaces (Total 363 spaces). Overall, with the
reconfiguration, I only count 354 spaces. Additionally, 2 of the notes for the number of
parking spaces are incorrect. With the reconfiguration of the parking along the edge of
Phase 2, it seems you lost 9 spaces.
VProvide density calculation on site plan.

f:. Make sure all parking stripping is shown. There is one missing in the row south of the
building adjacent to the property line.
�) Provide fencing details for solid waste screening and retaining wall. You will also need to
provide a material sample for the retaining wall for the Design Review Board.

11. Limit of phase on the property must be 20 feet from any improvements being made to the
site.
12. It appears that the building is encroaching into the 6 foot sidewalks. A clear 6 feet must be
provided to maintain a walkable space and overhang since the parking spaces are 18 feet in
depth.

apparatus. This requires a 26 foot firelane with the edge closest to the building between 15
and 30 feet of the building along one entire length of the building.

might be a little awkward. The single space would be pulling into drive aisle traffic and not
be able to see around the dumpster. Please consider rearranging this area.

rovide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull

9. Developer provides load data for project.

Staff reviewed the above-mentioned engineering documents as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review and approval of the
plans:

One (1) copy of revised metes and bounds for PUE

ENGINEERING COMMENTS NO. 3
1. Provide written response to staff comments, addressing all comments.
2. Submit revised metes and bounds for PUE dedication.
3. You should be connecting water line on other side of existing valve Sta 2+57.46, otherwise
you will have top be shutting down additional water lines in the complex which may be
needed for fire protection.
4. You need to revise your tap off the public main. The required isolation valve makes the fire
suppression line private. Your meters need to be off a public line with the meters located in
a PUE.
5. Note the required isolation valve.
6. Each tee requires two valves.
7. Regarding previous comment, all the proposed valves have to be on horizontal pipe for
valve stems to be plumb and usable.
8. Show limits of structural fill.
9. Clearly indicate the proposed sanitary sewer line serving the building is private and remove
from PUE. As a private line you do not need a manhole, but can end in cleanout. TCEQ
crossing separation requirements also don't apply. Ensure that it meets plumbing code.
10. Remove invert information from water line profile. It is not applicable.
11. Show existing sewer line conflict near Sta 0+15. Indicate TCEQ crossing requirements.
12. Show storm sewer conflict with water line (Sta 0+50).
13. Provide "Letter Acknowledging City Standards".
14. The manhole at Sta 1+08.92 is not needed.
15. Bolted and gasketed manhole lids are required.
