SUBJECT: Engineering Document Comments for Castle Rock Ph. 2A
Staff reviewed the above-mentioned engineering documents as requested. The following is a list
of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information for further staff review and approval of the
plans:
Three (3) sets of revised construction documents plus any additional sets you
would like stamped and returned.

ENGINEERING COMMENTS NO. 2
1. Our detail D3-02 may be a little confusing when applying to HDPE pipe. Cement
stabilized backfill is required.
2. Verify that a blanket easement still covers the property.
3. Subdivision is located in Sewer Impact Fee Area 97-01 (Spring Creek). Current impact
fees in this area are $349.55/LUE and are due at time of building permit.

SUBJECT: CASTLEROCK PH 2A - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, 22 10:00 a.m., your project will
be placed on the next available Planning and Zoning Commission meeting scheduled for
November 1, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised final plat;
Nineteen (19) 11"x17" copies of the revised final plat;
Easement Dedication Sheet for Temporary Turnaround;
One (1) Mylar original of the revised final plat (required after P&Z approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

Please note that a Mylar original of the revised final plat will be required after P&Z approval and
prior to the filing of the plat. If you have any questions or need additional information, please call

PLANNING
1. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
2. A temporary turnaround is required at (specific location) for Fire and Sanitation services:
• An Easement Dedication Sheet and all necessary attachments must be submitted for
review prior to the final plat being scheduled for a P&Z meeting;
• The Temporary Turnaround Easement must be filed at the courthouse and the recording
information included on the Final Plat prior to the plat being filed at the courthouse.
3. The construction documents and reports are still under review and may affect the plat.

ENGINEERING COMMENTS NO. 1
1. As shown, the temporary access easement is not dedicated with this plat. It is preferable
that it be dedicated by separate instrument so that it is easier to abandon/remove when no
longer needed.
2. Please make sure that you are not negatively impacting the Conservation Easement with
this increase in discharge.
3. Construction plans and reports are still under review.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
9. Developer provides load data for project.
