Item: Presentation, possible action, and discussion on a Final Plat for Phase 1 of the Oakland
Ridge Subdivision consisting of 77 lots on 15.97 acres generally located just north of Cain Road
on Jones-Butler Road in the City's Extra-territorial Jurisdiction.
Applicant: Earl Havel, Agent for the Owner
Staff Recommendations: Staff recommends approval of the final plat.
ETJ Plats - Brazos County's comments and recommendations: None.
Item Summary: This item is for consideration of a Final Plat for Phase 1 of the Oakland Ridge
Subdivision in the City's Extra-territorial Jurisdiction. Phase 1 includes 47 single family lots and
30 townhome lots. The average density for this phase is 6.71 lots per acre. This phase will
take access from Jones-Butler Road until future phases are built where access will be provided
through surrounding developments.
Comprehensive Plan Considerations: The Land Use Plan projects Rural Density Residential
for this area, but the City has no authority over land use in the ETJ. Jones-Butler Road is
shown as a major collector on the City's Thoroughfare Plan. This request is in compliance with
all elements of the City's Comprehensive Plan that are enforced in the ETJ.
Item Background: The Commission has been presented with Master Plan and Preliminary Plat
requests for this property and both were approved. This plat is in compliance with the Master
Plan, Preliminary Plat, and all minimum standards of the City's Subdivision Regulations.
This area is in Area 3 of the proposed annexation plan of exempt properties which is expected
to be heard by the City Council in the upcoming months.
Budgetary & Financial Summary: None requested.
Related Advisory Board Recommendations: Since the property is in the ETJ, the Parks and
Recreation Board has not reviewed this Final Plat.
Commission Action Options: The Commission has final authority over the Final Plat. The
options regarding the Final Plat are:
