RE: OAKLAND RIDGE PH I (FP) FINAL PIAT
Dear Ms. Hartl,
Per Item G. of Staff review comments NO.3 (FINAL PLAT) we are submitting for your
review and consideration this letter of response addressing each individual Staff review
comment for the Final Plat as referenced above.
Responses are presented as follows:
IITEM I . Final Plat and Construction Documents are currently under review by the
County with subsequent comments pending duly noted and hereby
acknowledged.
ITEM 2. The BTU electrical easement as depicted on the Preliminary Plat is being
abandoned by BTU as a result of proposed removal of the existing single
phase overhead electrical distribution line which traverses Oakland Ridge—
Phase One and therefore is not shown on the Final Plat (See attached
letter from Gary Samford (BTU) to David Borsack (the Owner/ Developer).
ITEM 3. Please note the landscape buffer of interest has been removed from the
current Final Plat and a commons area established in lieu thereof.
ITEM 4. The acreage of the private alley/ commons area has been subtracted from
the public road right-of-way area yielding a revised total public road right-
of-way area of 4.05 acres. Note 10. on Final Plat has been adjusted
accordingly.
ITEM 5. The boundary of Phase One of Oakland Ridge Subdivision is very
specifically delineated on the Final Plat and it was not the intent of the
Developer to connect Phase One with Las Palomas Subdivision as part of
the Phase One roadway improvements. The intent is to provide said
connection at such time Phase Five is constructed. The stormwater
detention facility is located wholly within a private drainage easement and
same facility will be owned and maintained by the Home Owner's
Association (HOA) of Oakland Ridge Subdivision Phases One through Five
collectively.
ITEM G. This item is addressed by virtue of this letter in total.
