Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Land Use Plan designation: Industrial R&D and Texas A&M University Requested Land Use Plan designation: Institutional Explain the reason for this Land Use Plan amendment: The City of College Station will be utilizing the site for a new municipal cemetery. The Institutional designation is a more appropriate designation that the two current designations. Identify what conditions have changed to warrant a change in the land use plan designation: The City of College Station has purchased 27.102 acres of TAMUS property (current Texas A&M University designation) and 26.073 acres of private property (current Industrial R&D designation) for the establishment of a new municipal cemetery. How does the requested land use designation further the goals and objectives of the City of College Station Comprehensive Plan? This request will place an appropriate land use designation on the sublect tract. Explain why the requested land use designation is more appropriate than the existing designation. The requested designation of Institutional matches the designation placed on the current municipal cemetery. The applicant has prepared this application and certifies that the facts stated herein and exhibits attached hereto are true and correct. /////;' 9A8/49 Signature and Title Date Page 4 of 6 COMPREHENSIVE PLAN AMENDMENT REQUEST FORM The following is required if an amendment to the Thoroughfare Plan is requested. Based on the nature and extent of the requested amendment, additional studies may be required. Attach additional sheets if necessary. Current Thoroughfare Plan alignment and classification: There are two proposed Minor Collectors crossing the subject tract. Requested Thoroughfare Plan alignment and classification: Removal of the two proposed Minor Collector segments. Explain the reason for this Thoroughfare Plan amendment: Development of the 56+ acre tract into a municipal cemetery removes the need for the proposed Minor Collector segment that runs NE-SW. The cemetery will have it's own internal roadway with one point of access on the old access road of Raymond Stotzer. A Minor Collector bisecting the cemetery along this line is not desired due to the negative impact on funeral services and the division of the tract. The proposed Minor Collector segment that runs NW-SE is being meet on the neighboring Valley Park tract. Identify what conditions have changed to warrant a change to the alignment and/or classification as shown on the existing thoroughfare plan. The current proposed Minor Collectors were intended to assist in traffic flow with the current land use designations. With the change from Texas A&M University and Industrial R&D designations to the Institutional designation with a municipal facility with it's own internal road system, the anticipated traffic flow has changed. How does the requested thoroughfare amendment further the goals and objectives of the City of College Station Comprehensive Plan?An appropriate land use designation will be assigned to the subject tract. Explain why the requested thoroughfare plan change is more appropriate than the existing plan. The current proposed Minor Collectors were intended to assist in traffic flow with the current land use designations and intended development. With the change from Texas A&M University and Industrial R&D designations to the Institutional designation with a municipal facility with it's own internal road system, the anticipated traffic flow has changed. Page 5 of 6 Explain differences in the traffic impacts between the existing thoroughfare plan and the requested change to the thoroughfare plan. There are no current impacts as only proposed segments are requested to be removed from the Thoroughfare Plan.
